Home Appreciation Slows to Lowest Rate in Nine Years

Existing home sales fell 1.3% in June, according to the National Association of Realtors. This marks the eighth decline in 10 months.

June's average price of a sold home increased 0.9% from the year prior, to $231,000. This is the smallest year-over-year price increase since May of 1995.

Regionally, June's sales were down 3.5% in the Northeast and 2.3% in the South, while sales in the West and Midwest remained steady.

The supply of unsold homes has risen to a record 3.725 million units. The inventory is a 6.8 month supply at June's sales rate -- the greatest amount of time in over eight years.

Single-family home sales were down 0.9% to a seasonally adjusted rate of 5.81 million units, whereas sales of condominiums fell 5.5% in June.

David Lereah, NAR chief economist, says that home sales are beginning to level out after five years of record sales. With interest rates increasing, housing sales have slowed.

Lereah suggests that there are two markets seen in the industry right now -- one where red-hot markets are cooling, and the other where moderately priced areas are starting to heat up.

The NAR reports that sales have decreased in New York, Boston, Minneapolis and Chicago, but have increased in Syracuse and Pittsburg.

Overall, sales are increasing in Texas, Georgia, North Carolina and Tennessee, while decreasing sales are seen in Maryland and Virginia.

What you need to know about a Rental Agreement?

A rental agreement is a legally binding contract between the landlord and the tenant that outlines the terms and conditions of the rental.

This contract document is made up of many components. They are:-

1. The rental agreement should be very specific on the subject of abandonment. It must clearly define the landlord?s options if the tenant leaves the property without notice?

2. It should outline the alterations that a tenant can make to the property. The rental agreement should clearly state the kind and extend of the alteration that is allowed or not.

3. The rental agreement should touch on the subleasing. As subleasing is very popular today, the rental agreement should state your stand very clearly on this subject to avoid future misunderstanding.

4. The rental agreement should also state very clearly what will happen in the case of defaulting on a payment. The late fees should also be outlined in the rental agreement. The tenant should know up front how much they will be penalized.

5. As a landlord you should have access to your property for inspection. The rental agreement should detail when and how you will be able to enter the property in order to inspect it, etc. State laws vary on this subject and your rental agreement should conform to the law of the state.

6. The rental agreement should state who is responsible for the maintenance of the property. If it is a joint responsibility, it should clearly state who is responsible for what.

7. Payment methods should be outlined on the rental agreement so that the tenant knows how they can pay the landlord.

8. Like maintenance, utilities are a huge part of any rental agreement. It should be clear on who will pay what bill, as well as which utilities are included in the monthly rent.

All of the above are important components to any rental agreement. In addition since state laws differ, a rental agreement can have additional clauses depending on where you are located.

The first place, and usually the best place, that you may want to search for a rental agreement is on the Internet. There are several websites that will supply you with the rental agreement form that you are looking for. One of the more reputable services is located at www.rentalagreements.net.

You have to pay a small price to purchase the rental agreement that is appropriate for your state but it is much better than drafting your own rental agreement and taking the chance of missing out on something that is crucial.

The other way to get hold of a rental agreement is to get in touch with a real estate agency. If you are lucky, they may even be able to supply you with a sample rental agreement that you can customize and use as your own.

A rental agreement is something that you must have if you are going to be renting out any property. State laws differ and your rental agreement needs to meet the laws and requirements of your state in addition to also outlining every aspect of the lease in detail.

Home Sales Set Record for First Half of 2006

Resale housing activity in Canada?s major markets in the first six months of 2006 surpassed all previous records for the first half of any year, according to statistics released by The Canadian Real Estate Association. Sales activity remains on track to set a new annual record in 2006 even though further expected price increases and recent mortgage rate hikes will cause transactions to soften marginally in the second half of the year.

Actual (unadjusted) home sales via the Multiple Listing Service? (MLS?) in Canada?s major markets numbered 186,177 units in the first half of 2006 ? up 3.6 per cent from the previous record for first-half activity set in 2005.

Surging activity in Calgary and Edmonton remains the driving force behind the continuing strength of national residential sales activity. New records for resale housing activity for the first half of the year were set in a number of major markets including Calgary, Edmonton, Regina, Saskatoon, Winnipeg, London, Sudbury, Ottawa, Montreal and Quebec City.

Seasonally adjusted MLS? home sales in the second quarter of 2006 numbered 84,391 units ? down just slightly from the record levels posted over the past year. Actual (unadjusted) sales reached the second highest level on record for the second quarter period, and were less than 0.5 per cent below activity levels reached during the second quarter of last year.

Seasonally adjusted home sales activity eased by less than one per cent from the previous month to 28,185 units in June 2006. Monthly sales activity ebbed in Toronto, Edmonton, Halifax, and a number of other markets, which more than more than offset monthly gains in Calgary, Ottawa, Vancouver, Winnipeg, Montreal, and London.

Actual (unadjusted) MLS ? residential new listings totaled 308,923 units in the first half of 2006 ? a new record for the first six months of the year, and the highest level on record for any six month period. New listings were up by 4.6 per cent from the first half of last year. They were 2.3 per cent higher than the previous record set in the first half of 1990, which is the only other six-month period on record in which new listings topped 300,000 units.

There are no signs that new listings have peaked, as seasonally adjusted quarterly and monthly new listings reached their highest levels in more than 15 years. Driven by increases in Victoria and Montreal, seasonally adjusted new listings in the second quarter reached the highest level since the fourth quarter of 1990. A rebound in Calgary helped to push major market new listings to the highest monthly level since May 1991.

The major market MLS? residential average price at mid-year was up by 11.8 per cent compared to December of last year. It was also up by 12.2 per cent year-over-year in the second quarter, which tied with the second quarter of 2004 for the highest year-over-year price growth of any quarter in the past 15 years. The 6.8 per cent jump in price from the last quarter was also the highest quarterly increase since 1989. Average price in the second quarter of 2006 set new quarterly records in almost every major market in Canada.

The major market MLS? residential average price reached $304,328 in June ? up 11.8 per cent from the same month last year. Average price has posted double-digit year-over-year gains in every month during the first half of 2006, and reached the highest monthly level on record in June in Calgary, Edmonton, London, Montreal and Quebec City. Average price edged down slightly from the record levels reached in May 2006 in a number of other markets.

?With interest rates having peaked, strong employment and rising after-tax incomes will no doubt keep resale housing activity strong over the second half of the year,? said CREA Chief Economist Gregory Klump. ?The housing market is tightest in Alberta, where a sizzling job market is stoking buyer demand and fueling remarkable price increases.?

?The rise in new listings in Montreal and Toronto gives buyers in those centres a wider selection of homes to choose from, and will keep price increases in those markets below those for major markets in British Columbia and Alberta,? Klump noted.

Car Rentals For Alicante Benidorm And Torrevieja

The most convenient way to travel throughout the Costa Blanca region is by an Alicante car rental. There are nine car hire companies operating at the Alicante International Airport, including Avis, Hertz, Altesa, Centauro, Aruiga, Europa, Record, Solmar and Euopcar. These car rental companies are conveniently grouped together in the airport and located immediately outside of the arrival area.

It is best to reserve your car before leaving home to not only guarantee the availability of car, but also to get the best deal on the car you want. The Costa Blanca area is the busiest during the summer season when car reservations fill up quickly. Consider reserving a car at the same time you make your hotel and flight reservations. You will likely find a better deal if you reserve a car in advance. If you do not know what size you need, at least reserve an economy size as you can always upgrade to a larger vehicle later.

When searching for a car, compare deals and availability with several car hire companies to get the best rate. You can call the company directly, can call a travel agent or search the internet. Travel agents sometimes offer hotel and flight packages that may include car rental. Of course, compare the cost of the entire package to the price of reserving each part separately. It may or may not be a better deal, but despite how you choose to find your car, there are a few car rental extras that you should consider when comparing rental packages.

First, consider whether or not you want to pick the car up from the airport or in the city. Generally, there is little difference between the cost of renting a car directly from the airport or from a city, such as Benidorm or Torrevieja. However, you should check the cost between the two options. It may be cheaper to rent in town and companies often provide transportation from the airport.

Also, if you need an infant or child seat, be sure to reserve a seat when you originally book your car rental. Child safety seats are the law in Spain and you want to be sure there are appropriate seats available based on your child?s size and weight. You will pay an additional fee, but such seats are available as a car rental extra. Of course, you can always bring a car seat from home. Though the added ?luggage? may be somewhat of a hassle, you will not have to worry that the seat will not be the appropriate size for your child. The money you save may be worth the added inconvenience.

Finally, with the hot weather during summers in the Alicante area, you will definitely want air conditioning. It may not be available in all vehicles. Be sure to confirm that this extra is included, if you plan on cool and comfortable travels during your stay. It will make a big difference.

Need Extra Cash? Try A CashOut Loan

With so many different ways to get cash out of your home, many homeowners use their homes as a modern savings account. They invest and get returns, just like a bank. They also use their home as a way to get their hands on some cash when needed. There are many different types of ways to get cash from your home, but one that lends itself to getting your hands on extra cash fast is a cash-out loan. What is a cash-out loan? Well it?s rather simple. A cash-out loan is where you refinance your current mortgage for more than is currently owed on the principal and keep the difference as cash.

For example, if you currently owe $100,000 on your mortgage and you need extra money, you can refinance your current mortgage for $120,000. You may receive a better interest rate on your current balance and keep the extra $20,000. It?s really that easy. Also, you need to understand that a cash-out refinancing differs from the regular equity refinancing because it actually replaces your first mortgage.

Also, there are no closing costs when you choose a cash-out loan. However, by any means talk with your mortgage broker before deciding anything. Ask plenty of questions such as the follwing. How will a cash-out loan effect my payments? How much will be paid in interest on the newly refinanced amount? Will I still have the same payment due date each month? As with any financial decision, always search your options and know what you?re signing before putting your John Hancock on that dotted line. Enjoy your extra cash!

Affording A Home In California

The California home market is one of the most expensive in the nation. California is home to twenty of the top twenty-one most expensive areas in which to buy a home. However, with good planning and money management skills, you can afford to own your own home in this exciting and beautiful state.

First, you need to realistically plan out a budget that you can stick to. Make sure to include money for unexpected bills, entertainment costs, and repair costs into your budget. This way, you will be able to avoid getting a mortgage payment that is more than you can afford.

Secondly, shop around, and be open to different neighborhoods. Look into bank foreclosure sales, and if you are skilled at home repairs, don?t be afraid to buy a home that needs a few things fixed. Minor home repairs can save you thousands of dollars at closing time, and if you are able to make the repairs yourself, the savings are even greater. This can help you afford a better mortgage.

Shop around for the best lender for your mortgage. Many times you can find terrific interest rates when you do a little research. Be prepared to buy with a reasonable down payment, and remember that the more money you can put down at closing time, the better interest rate you will end up with in the end.

Finally, don?t rush into a decision. Buying a home is an important decision that will be with you for years to come. Make sure it?s a decision you can live with happily.

Wear it Up or Wear it Down?

Isn't this the question that everyone with a formal occasion wants to know about their hairstyle for the big night? While it may seem like a trivial question to most, how you wear your hair can make a big difference on your overall formal appearance. Choosing the wrong hairstyle to wear with a certain dress can make you look too over the top or make you look like you didn't pay as much attention to your hair as you should.

When it comes to choosing a formal hairstyle, the most important thing to consider is the dress that you are wearing. Take into account the cut of the dress. Is it long, cropped, off the shoulder? Or does is have plumes of fabric on the shoulders or lace around the neck? All of these are important factors when it comes to deciding whether you want to wear your hair up or leave it down.

Here are just a few basic rules of thumb to help you decide:

? Off the shoulder or strapless dresses - These types of dresses show a lot of skin on the neck and shoulders. While it may be the tendency of some to sweep the hair up and off of the neck, doing so can make your neck look too long and thin and can detract the eye from the graceful curve of your neck and soft shoulders. I'm not saying that you can't wear your hair up with this kind of dress, but if you do, choose a style that leaves a little hair hanging softly down on the neck and shoulders. This will help soften your look and direct the eye to wear it should go. It will also balance your complete look.
? Full-shouldered dresses - These dresses are the ones with the full, intricate or puffy sleeves. With this type of dress, you almost always have to wear your hair up. Leaving it down, only makes your whole style look much too busy. You should also choose a simple updo over an intricate one so that you do not end up looking like you've tried too hard. If you want the focal point to be your dress, try a simple French twist.
? Classic cut, simple gowns - These are the gowns that will really allow you to get creative with your do. You can choose just about anything. You can wear your hair up or down and style it with intricate weaving and braids or leave it simple.

So, the next time you're battling with formal hair decisions, let your dress be your guide. Doing so will allow you to create a complete look that is complimentary rather than over the top.

Protect Yourself with a Home Inspection

Home inspection plays a very important role in the real estate process. When you are buying or selling a home, you rely on a home inspector to provide an accurate and reliable inspection of a property. A home inspector will tell you about the condition of the home and help you avoid buying a home that needs major repairs. It is the perfect way to get an in-depth and impartial opinion of your next home before you buy it.

What to Expect

Typically, you will hire a home inspector either immediately before an offer is made on a home or as a contingency to a sale. Additionally, home inspections are ideal if you want to evaluate your home's condition or diagnose potential problems before they become serious issues.

Home inspectors perform the following duties:

-Evaluate the physical condition of a property, including the structure, construction and mechanical systems.

-Identify the items that should be repaired or replaced.

-Estimate the remaining useful life of the major systems (such as electrical, plumbing, heating, air conditioning), equipment, structure, and finishes.

Although inspections are primarily visual, inspectors may use tape measures, survey instruments, metering devices, and other equipment, such as concrete strength measurers, to aid in their inspection. They keep a log of their work, take photographs, and file a formal report.

The inspection usually takes two or three hours (depending on the age and size of the home). You should be present so you can ask questions and learn about areas that need additional work. All of the findings will be presented in a formal report that details the condition of the home.

A Close Look

The main purpose of the home inspector is to provide an objective viewpoint on the condition of a specific home at the time of inspection. The inspector does not evaluate the cost or value of the property, but provides a close examination of the following:

Structural Components: Foundations, floors and walls.

Exterior Components: Siding paint, windows, decks, garage doors, etc.

Roofing: Coverings, flashings, chimneys, etc.

Plumbing: Piping, fixtures, faucets, water heating and fuel storage systems, etc.

Electrical: Wiring, main service panels, conductors, switches, receptacles, etc.

Heating: Equipment, safety controls, distribution systems, chimneys, etc.

Air Conditioning and Heat Pumps: Cooling and air-handling equipment, controls and ducting, etc.

Interior: Partitions, ceilings, floors, railings, doors and windows, etc.

Insulation and Ventilation: Attics, walls, floors, foundations, kitchen and bathrooms, etc.

They will additionally perform the following services (sometimes for an extra fee): mold sampling, radon testing, asbestos evaluation, pests/wood destroying organisms, carbon monoxide testing, lead testing, and more. These services are not always available.

Make sure to protect your investment. Get a home inspection before you buy your next home!

Save Money with a Los Angeles Discount Realtor

Each year, a large number of individuals make the decision to relocate their family. This relocation often takes them to a different city or even a different state. If you are interested in relocating your family, you may be also interested in selling your home.

If and when you make the decision to sell your home, you need to consider all of your options. Those options are likely to include using the services of a realtor or selling your home privately. Privately sold homes are often referred to as for sale by owner homes. Many individuals feel that they would retain a larger profit from selling their own home; however, this has been found to be untrue in many cases.

There are a number of reasons why using a realtor to sell your home is more profitable than doing it on your own. Perhaps, the most obvious reason is the amount of experience that most realtors have. Before becoming a real estate agent, many realtors are required to undergo extensive training. This training often includes appraising a home, assisting potential buyers, marketing the homes available for sale, and much more. Most homeowners are inexperienced in these real estate fields.

If you are interested in using the services of a real estate agent, but you are concerned with the cost of doing so, you do not have to worry. There are a large number of low-cost realtors in the Los Angeles area. With a little bit of time and research, you could find the perfect discount realtor. Los Angeles residents have a number of different choices when it comes to finding a discount realtor.

If you live in or around the Los Angeles area, you can use your local phone book or the internet to find a number of realtors. Printed and online phone books do not classify real estate agents by their fees. This means that you may have to contact each discount realtor. Los Angeles residents are encouraged to use this contact to compare the fees associated with using a particular realtor. If you are interested in finding a low-cost realtor, you can compare prices to find the best deal.

In addition to using a local phone book and online phone books, you can also perform a standard internet search. This search is likely to produce a large number of online websites for discount realtors in the Los Angeles area. You are encouraged to fully examine the website of each discount realtor. Los Angeles residents, in addition to reviewing a realtor?s online website, may also want to establish direct contact. This contact will give you the opportunity to decide whether or not a particular realtor will meet your expectations.

Trying to find a discount realtor may seem like a difficult task. Unfortunately, a large number of realtors charge more for their services than they should. With a little bit of time and research, you could be on your way to saving money with a discount realtor.

Brad Horn is a writer for 1 percent realtor where you can find a great resource for information regarding Los Angeles Discount Realtor.

What To Look For In Older Houses

What should you look for in a home older than the 1950s? Of course, an older home will most likely be completely out of current building code, but most of those code violations have been persisting on the other 50 surrounding homes and have caused no problems. So, what is really important to look for? Probably the most important components of a house(and expensive to redo) are the foundation, plumbing, electrical systems, and roof.

When looking at a foundation, you should look for signs indicating that it is not level. Sometimes you can simply walk it and feel slopes. With pier & beam, the floors tend to slope towards the perimeter since rain and weather over 50 years has gotten to those outside piers and sunken them. With slab foundations, check for any cracks that may extend upwards across brick. With both, check for cracked tile inside the house or tears in sheetrock. The tears cutting across a tile or a sheetrock panel usually indicate some sort of foundation movement because basically the structure has moved enough to force a tear across a material rather than normal movement that just may crack or tear along seams or grout. Now, of course, if you have cracks or tears across seams or grout that are many millimeters wide, you may still have a problem. In the end, if you see any indication that there may need to be some leveling or foundation work, have a professional come out to do the measurements to be sure.

The plumbing system is another thing to check out. If the home is pier & beam, make sure your inspector runs water while crawling under there. It will be pretty obvious if you have leaks. Galvanized steel at about this time has run the course of its life, so if your home has steel, I would start shopping around for some bids to replace the system. Many older homes also have the iron drain lines, which again, at this age tend to break down. Check for especially green places in the grass where the drain line goes to the street, and you can guess that it is probably leaking. And again, the inspector should see the drain lines when under the home. If you have slab, you can perform a static test, where they fill your drain lines up with water while stopping it up at some clean-out point outside, and then watch to see if the water level drops. If it drops, then water is leaking out somewhere. The static test for slabs is especially important if the foundation has moved; otherwise, it is not typically done.

The electrical systems can get real pricey, if you do a rewire. Look for grounded outlets and have your inspector test all the outlets even if they look like 3-prong grounded outlets because many times the 3-prong is deceiving and there is no ground. You can also look at the panel box outside and it will be somewhat obvious if the box is all rusty & old, or if it looks recent. Your inspector should be able to let you know if the box has enough amps to power your household. Remember that these homes in the 40s had no central AC, computers, microwaves, etc., so they did not need as many breakers as a modern day house.

The roof is important obviously because it keeps the rain and water damage out of your home. You want something with a pitch, preferably, to get that water rolling down your roof and off the house. Flat roofs tend to leak more and you should be careful and tend to them, to prevent water penetration into your home. If there are leaks, check out the decking underneath to see how much damage and possible rotting is going on by looking in the attic at the roof's underside. Gutters are always a plus to divert water away from rolling directly off the roof and near your foundation. Also, if you are putting in central Ac/ heat, make sure the roof pitch is high enough to allow for a unit & duct work.

Those are the main systems to check out and some things to look for yourself. Of course, always have an inspector go over the entirety of the structure before buying a home. He will give you the expertise to evaluate the home professionally.

Styles Of Intimate Apparel

Styles Of Intimate ApparelSubmitted By: James Brown

The fashion industry did not leave anything out when it comes to designing fashions for intimate apparel. Women can select designer fashions that are brief on the shoulder areas or enhanced with lingerie that makes blouses optional. Women can choose designer fashions in intimate clothing that will liberate some women into changing lifestyles even if just for a night. The styles of lingerie available today provide women with lifestyle options that are glorious in many ways.

A woman will feel more attractive while wearing intimate apparel under clothing, and more daring when she chooses to wear it as a blouse. Intimate items such as corsets can be used to entice romantic notions when lace is seen peaking out from the tops of strapless shirts, especially if the choices worn are in daring colors of turquoise, red, or midnight black. Women can soften their moods when donning corsets colored in pink or cool blue.

Some intimate apparel styles are chosen based on their support structures. Women wear intimate items such as bras while performing a variety of sports activities. Some are made of restrictive materials that alleviate soreness from exercise programs that require a lot of bouncing and calisthenics. Some women prefer sports bras over regular styles simply because the materials are softer and wearers do not have to worry about wearing uncomfortable wires for hours spent at work or during activities of pleasure and relaxation.

Women might prefer the support features offered with under wire bras over those that increase the bust size. Amply endowed women find under wire options in intimate apparel to be more liberating due to the front closures included in many intimate clothing models. Some bra construction methods work better than others because fashion designs often leave back areas open and women need support that gives them the option of crossing straps when they need to.

The stylish choices in intimate apparel fashions extend to a wide variety of underwear. Women can select from high-rise briefs to panties that are fashionably styled to be very brief. Some women often prefer intimate apparel choices to be almost nil in the panty category. These women will certainly enjoy the color choices available for thongs that they see during an intimate apparel sales event. Younger adults will prefer lingerie selections for panties to compliment a bikini line. Perhaps these brief intimate apparel fashions are readying them for summertime.

There are stylish intimate apparel selections for the legs and the feet. Women can buy hosiery with panties built-in, or go a more alluring route by selecting hosiery that needs the support of garters and garter belts to stay up while worn. A woman can show her creativity and individual style by the number of stylish intimate apparel selections that are in her sock drawer. Women can wear hosiery that matches skin tones perfectly or be shamefully decadent by purchasing hosiery like resembles fishnet, or go one step further by wearing stockings etched with little hearts, that match the intimate apparel underwear they have on.

Birth of a Parent

Birth of a Parent

 by: Barbara Eastom Bates

So youre pregnant. Congratulations! Your life is about to change in ways you might find unthinkable (and were not even talking about the surrender of your once slim waistline to proportions most comparable to that of a Dr. Suess character). Pregnancy is the beginning of a new life for a baby, but also a new life for you as a parent. If this is your first baby, you may be filled with an endless list of questions and concerns. If youre a veteran of the labor and delivery room, youve got a better idea what to expect, yet every pregnancy, like every mother and child, is different.

Making Choices

While pregnancy and birth have physiologically been the same since the beginning of time, your options as a pregnant woman today are greater than at any previous time in history. After confirming your pregnancy, your first (and arguably most important) decision to make is choice of caregiver. While traditionally in the U.S., maternal care has been provided through obstetrical physicians and hospital births, there is a growing movement towards the return of low intervention, midwife-assisted births.

How do you know which is right for you? Consider what is most important to your birth experience (always remembering that birth is anything but predictable and flexibility is vital). Are you interested in birthing naturally, without the aid of drugs or invasive procedures? Would you rather give birth at home or in a birthing center as opposed to a hospital? A midwife may be the right choice for you. Conversely, if you know upfront youll want an epidural at the first sign of labor pain youll probably find the anesthesiologist at your local hospital to be your best friend.

Keep in mind, each choice has its pros and cons and its up to you to weigh which option is the best for your needs. If you give birth at home and have complications, youll need to be transported to the hospital. Epidurals may provide excellent pain relief (or not), but have potentially serious, although rare, side effects. Some birthing centers will not accept a mother attempting vaginal birth after caesarean section (VBAC). Being an educated consumer in your pregnancy will allow the best possible birth experience and beginning for your new baby.

Planning for Baby

Somewhere around middle to late pregnancy (usually about the time you can no longer see your toes because of your protruding middle), youll want to start making accommodations at home for your baby's expected arrival. If this is your first, trust yourself to the care of an experienced mommy friend who can prevent New Mother Shopping Syndrome, i.e., going to Babies R Us and spending an exorbitant amount of money on baby paraphernalia that, not only do you not need, but you will never use. Yes, the mommy bear that emits sounds of the womb is cute. No, your baby will not be fooled. This is the time to cultivate self control, which will particularly come in handy when your precious baby has become a 16-year old who has just wrecked the family car.

Babies actually need very little in the way of gear for the first few months of life. If youre planning to family bed, you can skip the nursery furniture altogether. Some good choices of useful items include a five-point harness convertible car seat, a quality hospital grade breast pump if youre planning to breastfeed (Medela is the gold star standard), and plenty of onesies for sleep and play. A baby sling is also useful for helping mom get things done around the house while still meeting the baby's need to be held, and also for discreet public breastfeeding. Skip the infant carrier, which can only be used for about six months, at which point youll have to purchase a convertible seat anyway. Also unnecessary (at least for now) are baby toys, gyms, etc., which will not be of interest to the baby until at least six months of age.

Delivering the Goods

Prepare for labor and delivery by compiling a plan for your caregiver sharing your wishes for birth. Discuss your feelings on all types of medical intervention including the use of epidural, IVs, amniotomy, fetal monitors, episiotomy, etc. Remember that a birth plan is simply that, a plan. Since no one knows exactly how any given birth will proceed, it is not a guarantee of any kind. While the mothers experience with birth is important, the ultimate goal is a healthy baby, whatever it takes to achieve it. A birth plan is simply helpful in communicating the type of birth experience you would like to have, and if you have made a wise selection in caregiver, you will have someone who will work with you to honor these wishes to the extent they are possible. You may want to hire a doula to assist during labor. A doulas purpose is to support and be an advocate for the mother, and can be helpful in achieving the mothers goals towards birth.

Surviving the First Weeks

After nine months of waiting and planning, your baby is finally in arms. What next? Despite that you might feel youve gotten away with something when the hospital staff actually allows you to leave with your baby (whom you think you have no idea how to care for), remembering a few simple tips can help things go more smoothly.

Feed your baby on demand. Dont try to schedule feeding sessions, which can be detrimental to establishing proper milk supply if breastfeeding, and simply isnt good for baby.

Keep a record of wet and soiled diapers for the first few weeks to assure baby is taking in enough breast milk or formula.

Hold baby as often as possible. Contrary to what grandma might tell you, he cant be spoiled.

Always remember to place your baby on his back to sleep and tummy to play, to lower the risk of Sudden Infant Death Syndrome (SIDS).

Call your pediatrician if your baby develops a fever, or if you have any questions or concerns.

Most importantly, remember motherhood is a work in progress and cut yourself some slack. You will make mistakes, learn, grow and change. Both babies and parents are born, and neither reaches their full potential overnight.

Converting Real Estate Notes For Cash

People have resorted to converting real estate notes for cash, as they are cash strapped and in need of cash. More and more people need cash for purposes, such as, paying off debts, investing in a better real estate deal, late payments, settling an estate, insurance liabilities, tax problems or to pay for tuition or when people have become tired of collecting monthly payments or just the desire to have cash in hand etc.

Several firms offer to buy real estate notes and help in converting real estate notes for cash. When a mortgage note is sold, the persons paying the mortgage are not affected, as they will just have to continue paying regularly but to a different individual or firm. All the terms and conditions of the original note remain unchanged. The firms who buy the notes usually pay the seller with a certified check from a reputed financial institution. Some firms deal in second, third mortgage notes, interest only mortgage notes, new mortgages just a portion of the note can be sold in case cash is needed urgently. These firms buying the notes check if the loan to value ratio is favorable. The main lure is getting cash in hand instantly where as it is not guaranteed with a note. Documents Needed For Converting Real Estate Notes for Cash;

Copy of the original signed promissory note, if applicable needs to be presented. A copy of the original recorded contract for deed, deed of trust, land contract, mortgage, real estate contract, trust deed, or trust indenture, or a recorded memorandum or notice which refers to any of the these. Copy of the closing or settlement statement, escrow agreement, title insurance commitment when sold, the property?s fire/hazard insurance information, if applicable have to be submitted too. Copy and current balance of the underlying first lien has to be presented. Copy of payment ledger and copies of up to the last 12 payments needs to be presented too. A detailed map with very specific directions to the property is required too. Current color photographs of the property, tax parcel identification number etc. Are some of the details needed for converting real estate notes for cash. When the appraisal is satisfactory, the buyer sends the closing documents and the seller gets cash for his real estate notes.

Thus, people are converting real estate notes for cash easily as they are impatient to have cash in hand, rather than wait for it to accumulate slowly. People are given the option to sell the note completely or in part as per their needs. This is a better alternative to bank loans and the cash is guaranteed if the documents are in order.

There are online firms that would help you with converting real estate note for cash.

Laptop Skins Enhance the Computer Experience

As the technology improves, you may notice laptop clamshells appear sleeker and thinner than ever before. Many are made available in standard colors like slate blue and silver, yet are still attractive and functional.

Of course, no two laptop users are the same, just as no two laptops are used for the same purpose. The serious businessperson will appreciate the design of his laptop as is, and leave all the necessary bells and whistles on the hard drive. For the creative user who wishes to establish an identity, a laptop skin may be the ticket for computer enhancement.

What is a laptop skin? Essentially, it is a vinyl covering that affixes to the top shell of the laptop computer. As you open your laptop to work, whether at school or the coffeehouse, people will be able to see the design of your choosing. Think of it as wallpaper for the outside of the computer. Laptop skins may replicate famous artworks or display logos of favorite sports team, or may enhance the look of your computer with a psychedelic or quirky design.

A quick Internet search for laptop skins will land you hundred of leads on retailers. Depending upon the style and size of the skin, you can expect to pay at least twenty dollars to dress up your computer.

Why do you need a laptop skin? Some might dismiss skins as a frivolity, but under certain circumstances laptop skins can be quite functional.

Identity

When you create a custom designed laptop skin, you are creating an identity. In a sea of conformity, where everybody uses similar styles of computers, one can get lost. Having a laptop skin reflects your personality and may even establish your unique qualities. Plus, if you're in a crowd and have set down your computer, you will be able to find it much more quickly!

Protection

Depending upon the style of skin you use, you might find it protects the clamshell quite well. Having a laptop skin can guard your shell from dings and scratches and whatever else befalls a computer during transit.

Marketing

A custom laptop skin can enhance your brand, which is especially helpful if you sell products. Create a custom skin with your business logo, URL, or phone number. Your laptop becomes a small billboard that everybody will see as you work in coffee shops or other public places that offer free wireless. Twenty dollars is great investment for lasting advertising.

Whether you use your laptop for business or pleasure, you can jazz up the staid appearance with a functional, attractive skin. Show your true colors!

Strut Mount Bushing: Key to Volvo Drive Comfort and Performance

Swedish automaker Volvo is one of the industry movers able to start the about-face from the blast-and-cast school of sports wagon manufacturing. Making room for passenger comfort in performance vehicles, Volvo cars feature an integrated suspension setting that boasts of a best-in-class drivability. Composed of a number of STRUT tower braces and STRUT links, the Volvo suspension assembly is incorporated to the car chassis, which facilitates even weight transfer along the car suspension. With the Volvo STRUTS all braced up for chassis flex during high-speed turns, the Volvo frame is strengthened and makes the car resistant against body roll.

The Volvo STRUT tower brace unifies the car?s STRUTS and sway bars. Collectively, these bars and towers form a frame within the car frame and absorb chassis flex, sparing the car cabin from excessive roll especially during hard cornering. Newer Volvo models come stock-fitted with a STRUT tower brace. Older Volvos can have their suspension setting unified with a simple drill-and-bolt procedure. Because the front suspension turns left and right during steering, front STRUTS are mounted and require no drilling, while rear struts are drilled on to the car chassis.

Volvo rear and front STRUTS are designed to take the brunt of chassis flex. They are steel braces built for durability and can even be reused. They are mounted on heavy-duty chrome shaft MOUNTS to withstand stress. Front STRUT MOUNTS, however, need to have pivot points to allow the front wheels to steer. STRUT MOUNTS at the head of the Volvo suspension assembly have rubber joints with BUSHINGS and bearings to provide a flexible coupling. Front STRUTS with a rubber coupling are used on compact Volvos that have a McPherson STRUT assembly. This type of STRUTS can also be used on the rear end of the car if it is capable of a four-wheel drive. In most cases, fixed chrome shafts are used on rear STRUTS to make the car better equipped against chassis flex.

When the Volvo hug curves, stress is absorbed by the STRUTS and flows down the mounting points. The chrome shafts of the rear STRUT MOUNTS dampen the stress, while the rubber portion of the front STRUT MOUNTS are susceptible to wear out its BUSHINGS and bearings in the face of chassis flex. While the shaft MOUNTS can accommodate the rerouted chassis flex, the BUSHINGS and bearings can give in and reduce the flexibility of the pivot points. On account of the usual stress that the Volvo front STRUT braces meet, STRUT MOUNT BUSHINGS and bearings are suspension assembly parts that necessitate regular maintenance.

A worn out STRUT MOUNT BUSHING can make steering hard and negate the cabin comfort that the Volvo suspension provides. It results in erratic steering and makes a creaking and popping noise. Even at cruise speed, a busted MOUNT can rear its ugly head in the form of excessive play in the suspension. This can break the rubber portion of the MOUNT and snowball into disproportionate bounce and front STRUT collapse. In most cases, the creaking noise precedes the erratic steering, and is one way to tell if the Volvo STRUT MOUNT BUSHING has gone past its peak performance.

Midlife Courage: Transitioning Uncertainty with a Spirit of Adventure

In our fast-paced, multitasking lifestyles, where most of us over-40s struggle to get from one task to the next, a concept like courage seems a bit out of place. Courage in today?s society might be an attribute best left to our growing passive experiences of movies, DVD rentals, reality TV, or an exciting novel. What need is there for courage in us Baby Boomers who have been dubbed ?the privileged generation?? What are the costs of keeping courage as a strictly passive activity? What are ways to activate courage?

What is courage?

First of all, what is courage? Courage is the ability to confront fear, pain, danger and uncertainty. Courage is defined differently for everyone. Some might see courage as lacking fear in a situation that normally would trigger it. Some might even consider a courageous act to be reckless. At the heart of courage is the ability to confront. Confrontation is something most of us shy away from, and yet fear, pain and uncertainty are a part of life for people over 40.

?At midlife, the part of ourselves that we have known, the caterpillar, is in essence disintegrating. We are stepping into the abyss without a clue as to where we will emerge from it. We are leaving behind what we have known ourselves to be and all the safe and predictable containers of that reality,? writes Kathleen Brehony in Awakening at Midlife. How frightening, uncertain, and painful is that?

My own story is an example of stepping into the abyss. At the age of 47, I was a long-time single woman with my children off creating their own lives. I had a middle-class life with a nice house, a great but stressful job, and a 401K. I did not, however, know the woman who looked back at me in the mirror.

I could have made several choices. The first would have been to keep working hard and ignore the inner rumbling, and for a while, I did just that. I kept doing what I was doing. Then a friend of mine was diagnosed with terminal cancer and I was overcome with emotion that was very personal. I was concerned for her; but I was equally concerned with ME. What if that were me? What about my unlived life?

I was scared. I was in pain. I did not like the place where I was, feeling uncertain. I call this ?walking through the valley.? I needed to go deep within myself for the courage to confront the fear, uncertainty and pain. I found my courage through discovering my own spirit of adventure.

The spirit of adventure

Jeff Saltz in The Way of Adventure says, ?Adventure is any intentional experience that substantially alters our perspective long enough to see things we have never seen before?to see familiar things in ways we have never seen them. The most exotic destination of all is the one that fulfills all your yearnings?found within your own adventurous spirit?after you?ve put yourself to the test and found hidden reserves of creativity, resourcefulness, and perseverance.?

Sounds exciting, eh? Perhaps in theory?but how do we really do this?

Take a leap of faith. If you always do what you?ve always done, you get the same outcomes. Deep within you, you know what you want to do. It?s the action that makes the difference. Joseph Campbell writes in The Hero with a Thousand Faces, ?A hero ventures from the world of the common day into a region of supernatural wonder.?

Connie was a 51-year-old divorced mother of two grown children. She had worked for years teaching elementary school because it was a good income and gave her summers and school holidays off. She had to admit, however, that her heart had gone from teaching for the previous few years. Bureaucracy and changes in the education culture had driven Connie to dread weekdays and long for weekends. She worked harder at trying to ?love her work,? doing gratitude journaling and starting a teacher?s support group. The problem was, she felt worse, not better, from her efforts.

That winter, Connie got a cold that turned to pneumonia and required bed rest for several days. During that time, she started journaling her thoughts, and came to a realization that her job was making her sick. She recognized that she no longer ?needed? the things teaching once brought to her. She began to focus instead on what she did need.

Connie wanted to write and express herself. At the end of school term, she put in her notice and spent the summer in a writing course. She then went to work as a librarian four days a week and began to do freelance writing on a part-time basis. Today, four short years later, Nancy has ongoing jobs as a freelance writer, and has co-written and published a book on helping children to read through common parent-child activities.

Where is your leap of faith? What needs to change to allow barriers to lift?

Appreciate Adversity. Buddhists say that we learn our life lessons by way of our life changes. Life events cause us to change in order to deal with them. By midlife, we can look back at our journey and get an appreciation for just how we have had to adapt.

Janine, a 47-year-old gay woman, had battled juvenile arthritis since the age of 15. She prided herself on embracing yoga into daily life, practicing good nutrition, and having a good attitude. However, with the discovery of a lump in her breast and diagnosis of breast cancer, she became angry. ?Why me?? she ranted on to Jill, her partner of 15 years. This ?why me?? brought up a flood of angry emotions unresolved from childhood. Janine began to focus on how ?different? she had always been because of the arthritis, and how unfair her life seemed to be.

After some months of chemotherapy, Janine started to process her anger and, through a coaching relationship, began to focus on the gifts of being ?different.? She realized that the resilience she developed as a child to deal with being different, e.g., not being able to partake in some sports and having to take rest breaks after school, allowed her the courage to ?come out? as a gay women in her early 20s. Janine began to see how she could have made other choices that might not have been so favorable to her now. She began to see the power of her current situation. With renewed energy, she volunteered at the Arthritis Foundation, focusing on Youth Support.

What have been the adversities in your life? How can they be reframed for your benefit? Can you see the choices you have made on your journey that have allowed you to arrive where you are right now? How can this new self-knowledge help you to take your next step?

Change Your Environment. As an occupational therapist I look at a person?s experience as being powerfully affected by both inner and outer environments. Same person plus different environment equals different outcomes. We often forget this powerful variable and get into a ?rut? due to years of doing the same thing. Midlife is a time to shake ourselves up a bit.

Sarah was a 60-year-old married woman living in upstate New York, with four grown daughters and ten grandchildren. Sarah was the family matriarch in this strong Jewish family, and had worked for years as a social worker in an agency that supported women who were victims of domestic violence. After her mother?s death ten years ago, Sarah had looked after a very demanding father who lived in Florida, as well as her husband?s mother, a widow, aged 85 and still living on her own.

Sarah, after years of wanting to travel to New Zealand and being able to afford it, but denying herself the pleasure due to guilt for all the starving children in the world, finally came to do a women-only inner/outer six-day adventure on New Zealand?s South Island. She had not had a vacation in 10 years, instead taking her vacation times to babysit grandchildren, or visit her father, or catch up on home management tasks.

This adventure took Sarah away from the demanding voices of her children, grandchildren, in-laws, father and others. Her adventure dictated that she had no computer, clock, schedule, or television. Hiking for 4-6 hours a day with six other women, Sarah was strongly affected by the outer environment of nature.

Daily journaling, group ceremony and facilitation gave her insights to share with other women, and Sarah started to question her beliefs. For the first time in her life, she began to see herself as a woman without attachments, a woman with a mission of her own. Sarah began to see how she was ?controlling? her own life by not letting her daughters be independent of her ongoing guidance. She also saw that there were many areas in her father?s and mother-in-law?s lives where she could set boundaries. Most significantly, the achievement of backpacking the journey on her own and facing her thoughts and beliefs gave her the courage to ?face anything!?

Sarah went home to re-create relationships with her entire family. While some of them welcomed her changes, others were scared and slower to adapt. Sarah was ready for this. She had gained courage to ride out any familial storm through having changed her inner/outer environment. Walks on the weekend and daily journaling kept her courage well-fueled.

How long has it been since you purposefully changed your environment for any length of time? What strengths would you discover if you challenged yourself to do things you?ve never done before?

Midlife is a time of transformation. To deny this is to deny ourselves an opportunity for growth and discovery. As with any transition, a middle ground exists, a valley that we all must walk through. Ten Famous Toy Recalls

The number of recalls issued by toy manufacturers is staggering. Today there seems to be little attention and thought in the design of children's toys, other than to make them as cheaply as possible. The design level is certainly lacking the element of making safety first. It is apparent the parents or those buying the toys are purchasing them without the knowledge of reading the box which will say Parts that can cause a choking accident. We have to be more vigilant in the supervision of children and look to see if a situation is life threatening.

Here is a list of a few products that have been listed on the top ten list of recalls:

1. Toy Mobile Phones Recalled for Choking Hazard
International Playthings Inc., of Parsippany, N.J. recalled 50,500 iPlay My First Mobile Phones. The toy phone's yellow antenna could detach and posed a choking hazard to young children.

2. Next Marketing Inc. Recalls Youth Hooded Fleece with Drawstring for Strangulation Hazard

Next Marketing Inc., of Wabash, Ind. recalled 22,000 Youth Hooded Fleeces with Drawstrings. The drawstring, which went through the hood of the fleece, posed a strangulation hazard to children. In February 1996, CPSC issued guidelines to help prevent children from strangling or getting entangled on the neck and waist by drawstrings in upper garments, such as jackets and sweatshirts.

3. Simplicity Cribs

After the death of a 19-month baby in Myrtle Creek, Ore., the U.S. Consumer Product Safety Commission and Simplicity Inc., of Reading Pa., renewed their search for recalled Aspen 3 in 1 Cribs with Graco logos. The child died on Jan. 6, 2006, after two of the mattress support slats came out of his recalled crib. The infant was trapped between the mattress and the foot board of the crib and suffocated.

4. Fisher-Price Infant Musical Toy ChairHazard

Fisher-Price, one of the most well-known toy manufacturers in the world, voluntarily recalled about 614,000 Fisher-Price Laugh & Learn & Trade Musical Learning Chairs. It was possible for a child to get stuck between the back of the seat and the side table attached to the chair, which could cause the child's neck to become stuck as well and posed a strangulation hazard.

5. Mattel Polly Pocket magnetic play sets

Mattel Inc. recalled 4.4 million Polly Pocket magnetic play sets after they found out that three children had been hospitalized with serious injuries after swallowing tiny magnets which fell off of the toys.

6. Mega Brands Inc. Magnetix Magnetic Building Sets

3.8 million of these Magnetix sets were recalled after a 19-month old, and three other children were injured from parts of the toy, one fatally. The magnets were distributed loose in the box and were fairly small. If swallowed, several of them could magnetically bond together inside the digestive track and cause serious blockage.

7. Riding Toys

There were 20 toy-related deaths and 152,400 toy-related injuries involving children under age 15. Although no deaths occurred, The majority of injuries were sustained from riding toys.

8. KFC Tangled Treeples Toy

These toys came with KFC kids meals in June and July of 2000. The container the toys came in could fit over a child's nose and mouth, posing a suffocation hazard to children.

9. Playskool Toy Tool Bench

Playskool voluntarily recalled this toy after it resulted in the death of two toddlers.

10. Children's Cooking Sets

A popular Children's Cooking Set was recalled because the glass lids were considered a laceration Hazard.

When it comes to children, toy manufacturers need to think safety first. Children are vulnerable and need constant supervision, but parents have learned to depend on and trust the judgment of companies like Playskool and Fisher Price. Like it or not, those companies have, at least in the opinion of this writer, a responsibility that is inherent to the industry they've chosen.

A $2 Guide to Miami Real Estate Investment

What could a $2 bill get you? Big Mac, large fries and Coke. Or, perhaps a pack of Players filter cigarettes. On quick notice, not much. But an article I came across online which cost me $2 on subscription, saved me from real estate investment catastrophe I could have willingly and voluntarily willed upon myself, due to sheer ignorance and reluctance to be coached by those who have gone before me, in what everyone perceived as the only way to financial glory - Real Estate Investments.

The article was concise, it could just pass up as an ordinary high school essay, but I subscribed to it because it had on its title what I urgently needed - a guide to Miami real estate investing.

What I got was a guide, all right, but it was not written by real estate gurus, rather by someone like me who flanked even harder than I imagined to make myself.

What's $2 anyway, so I read on.

The words hit me like an upper cut with a twin jab on the torso. It still sounded like an ordinary high school essay but the tips are workable, sincere and practical. In fact, I never thought real estate investing in Miami could get THAT simple. The scholarly materials I had, suddenly paled in comparison. For one, my $2 article didn't tell me I will succeed, it simply pointed the way for me not to go bankrupt!

Here are the rules - for free:

RULE NO. 1 - Partner with a Pro.

If you have decided to build a lucrative income through Miami Real Estate investments, affiliate only with Miami's most trustworthy Real Estate Brokers. There is more than a dozen to choose from. Take your best pick based on their past experiences and level of market dominance.

Partnering with a trustworthy broker saves you years of learning the basics, and ward off errors that often come with inexperience.

RULE NO. 2 - Back off early when you are not fully ready.

Miami Real Estate investment may be fast-paced, and properties don't sleep too long, but there are occasions they could also slow down. This is the real nature of real estate investment in Miami and anywhere else. The proverbial hotcake selling isn't always easy. Real Estate is not a liquid investment. Your money could sleep a while, longer than your expectations. Without sufficient capital reserve, it is unwise to go into real estate investing.

When you have assessed your financial capacity and found out that you are not ready - step out. Knowing your limitations will save you the shirt on your back, as well as the roof over your head.

RULE NO. 3 - Master the WHAT, WHERE and HOW of Miami Real Estate

Investing.

What to buy will determine largely your failure or success in real estate investing. As a rule of thumb among successful real estate investors, the purchase of a low-cost property, made to wait for the right time to be sold for a profit, promises higher yield.

Where to look is almost as crucial as what to buy. Develop a keener sense of prospecting locations that have a good chance to appreciate in the coming years. Observe fads, as well as trends. These dictate behavioral patterns of individuals that can affect their choices of investment properties.

How to recoup investment in a shorter duration of time will determine the kind of progress you will have in real estate investing, as it will define the level of your maturity to manage investments in the long term.

Research on various trends and approaches. In Miami today, preconstruction investment has sent out a fever-pitch enthusiasm among investors looking for partially-developed or yet to be developed investments in promising locations. They make a small down payment to put a hold on that property even before construction begins. As soon as construction is completed they resell the property right away for a tidy profit.

You can develop expertise on managing preconstruction investments, or flipping real estate properties. This is where this $2 article created millionaires out of ordinary individuals.

RULE NO. 4 -- Decide where you will build expertise and focus on it.

Does lease/rent option appeal to you? Would you sell wholesale or retail?

What are your interests, educational preparation, present assets and personality profile that create a fit to available investment options. Decide on a single investment strategy, and build on it.

Don't fret if you are a newbie in real estate investments. Bigtime achievers also took the first steps you are about to take. Their success could be yours, too if you follow the four (4) simple rules outlined above. These rules were carved from the experiences of those who went ahead and succeeded.

But as experiences are comparable to fashion, don't get stuck with them for a long time. Instead, continue to observe and learn new trends. Investing in Miami Real Estate is fast-paced, the trick to keep up with it is to know where it is heading, get there before your competitors do, and cash in the advantage.

How To Control Your Financial Future? It Can Happen!

Has an amazing business deal fallen through the cracks because a primary funding source refused to lend you the money needed to get the deal done? Have you been rejected by the bank when trying to obtain a loan?

Beyond the primary lending market, there is an alternative funding source known as the sub-prime or secondary market. The National Real Estate Investor published its Borrower Trends Survey in February 2006, which indicates after approaching banks, 32% of respondents cite private investors as debt sources. Another world of financing opportunities quick and easy to deal with and that want to lend to you!

According to the 2002 U.S. Census Bureau there are 271 secondary market financing establishments, a 22.5 percent increase in comparison to the 1997 survey results. The trend of increase is still developing as the secondary market gains wide visibility. Private lending, an alternative you should take into consideration, is a fast and flexible way to receive funding. An essential difference between the primary and secondary markets is secondary markets will accept higher risk and less than perfect credit.

Banks often will decline funds not only to imperfect credit sources, but also for not owning enough assets. Banks may also decline your request for a loan if the amount is not large enough! If you are trying to invest in a new office building and need the capital to get off to the right start, don?t give up! Research the secondary market and get the cash to purchase the building you need. If you need cash flow the secondary market is where you go!

The building blocks to your wealth start with stepping off the beaten path that traditionally led to banks, credit unions, and mortgage companies. The secondary lending market has expanded significantly over the years and accounts for a great deal of home and business purchases today. A multitude of business professionals and investors are seeking opportunities but don?t know where to turn.

Let?s get back to focusing on our goals and dreams and turn our backs on glass ceilings and closed doors. It?s the entrepreneurs that make our economy churn. What are you waiting for? Now is your chance to build businesses and wealth. I will see you on the early beaches of retirement!

Do You Know The Risks Associated With Breast Surgery?

Breast surgery is undertaken in two cases:

-Breast augmentation

-Breast reconstruction

Breast Augmentation:-

Breast surgery for breast augmentation involves making a single incision in or near the breast and inserting the implant either between the breast and the chest muscle (sub-glandular placement) or behind the chest muscle (sub-muscular placement).

A second incision can be made in the natural crease under the breast, called the infra-mammary crease approach.

A third approach is to make the incision at the junction of the coloured part around the nipple(areola), and the natural skin, called the peri-areolar approach.

Each of these approaches has its advantages and disadvantages. Which one is utilized on a patient is totally dependent on her natural anatomy, her preferences and what the doctor advises. Breast augmentations use saline-filled implants because of their safety and natural look. Post surgical swelling, pain and discomfort is normal. Most women return to work in about ten - twelve days after surgery.

Breast Reconstruction:-

One of the most valuable surgical procedures used today is breast reconstruction. This is a surgical procedure to bring back the appearance of a breast for women who have had a breast removed (mastectomy) to treat breast cancer. The surgery rebuilds the breast contour and, if desired, the nipple and areola.

Although the reconstructed breast will not have natural sensation, the surgery can give a great result that looks like a breast.

One has the choice of immediate or delayed reconstruction after a surgery.

-Immediate reconstruction or the one stage process involves placing a breast implant directly after mastectomy. Few women are able to go through a one-stage process ? having the implant placed at the time of the mastectomy. In autologous tissue reconstruction, the doctor transfers a section of skin, muscle, fat and blood vessels from one part of the body to the chest to create a new breast mound. The skin and tissue need to be augmented with a breast implant to achieve the desired breast size.

-Delayed reconstruction: It involves placement of a tissue expander that is eventually replaced by an implant.

Reconstructive breast surgery does not interfere with future treatments such as radiotherapy, chemotherapy, or detection of recurrent breast cancer. It also does not increase the risk of recurrence of the breast cancer.

Recovery time is usually six to eight weeks. Risks of bleeding or infection are possible. It may take as long as 1 to 2 years for tissues to completely heal and for scars to fade, but the scars never go away entirely.

Lumpectomy -

Lumpectomy is a surgical treatment method for women who have been diagnosed with breast cancer. This is breast-conserving surgery since the surgeon removes only that part of your breast that contains the tumour (the lump) and some of the normal marginal tissue that surrounds it. If cancer cells are found in the margins, additional surgery (called re-excision) is required. Most women receive five to seven weeks of radiation therapy after lumpectomy, in order to eliminate any remaining cancer cells.

The combination of lumpectomy and radiation is called breast-conservation therapy.

Lumpectomy is a breakthrough surgical procedure for early stage breast cancer with around 50% of women suitable. The location, size, and type of tumour are of importance when considering breast cancer surgery options. Experts agree that since survival rates are equivalent to masectomy, lumpectomy followed by radiation is the preferable treatment for most women with early-stage cancer. For women who have had lumpectomy with clear margins, followed by radiation, the average risk of non-recurrence is between 85-90 percent.

Post surgery precautions:-

-Do not lift anything heavy. Restrain doing repetitive movements (like ironing or vacuuming) with the affected side for at least 4-6 weeks.

-Do not swim or play sports until your scar has healed - about 4-6 weeks.

-Women should wear a well-fitting support bra both day and night for approximately one week after surgery.

-Protect your hand and arm from infection.

-Keep the fluids moving in your operated arm. Do not wear tight sleeves, bracelets, wristwatches or rings on that arm.

-Do exercises to stop swelling and improve circulation. For instance, try squeezing a rubber ball with your hand for a few minutes a day.

Risks associated with lumpectomy:-

-There is usually a loss of sensation in the breast, depending on the size of the lump removed. Some or most of this ability to feel gradually returns.

-After surgery, both the breasts may mismatch in size and shape.

-Seroma - a collection of fluid under the arm occurring about five days after surgery. It is likely to go way in a few weeks or else needs to be drained by doctor.

Risks associated with breast surgery ?

Any surgery involves a certain amount of risk and it is important that the patient understands the underlying risks, before she takes a decision on it.

Complications vary from person to person and every patient experiences her own individual risks, but still the patient should have complete idea about the possible outcomes.

An overview of the possible risks:-

A. Capsular contracture - occurs if the scar or capsule around the implant begins to tighten. This can cause the breast to feel hard. Additional surgery may be required to remove the scar tissue. In some instances, the breast implant may need to be replaced.

B. Infection

C. Difficulty in mammography

D. In many cases, nipples become oversensitive or even numb.

E. Leak or rupture of the implant

F. Hematoma (collection of blood), and seroma (collection of fluid) within the tissue leading to capsular contracture and infection.

G. Wrinkling and rippling of the implant
