Ford's Comeback Lacks Momentum

General Motors Corp. is heading toward recovery. And Ford Motor Co. is expected to follow after. Though it is apparently exerting efforts, they still lack momentum to save the sputtering automaker.

Ford earlier announced its campaign involving zero-percent financing and $1,000 savings on range of brands. These strategies are aimed at increasing the February sales by 3.4 percent. But February sales turned out to be a frustration. But Mark Fields, the Ford Americas president, is still confident the automaker could still achieve its turnaround goals for the year.

The automaker received more bad marks on its latest internal report card. The report card was shared to ford?s employees following Fields' weekly Webcast. The report card reflects that the automaker?s February retail sales in the United States were worse than the company projected they would be a month ago.

The recovery plan require for the company to hold onto just over ten percent of the domestic retail market in February. Last month, it said that was improbable but it contended the company could hold the line at ten percent. Nevertheless, Ford only managed to claim a 9.8 percent share in February, missing the target by about 1,900 units.

The automaker blamed the results on weaker than expected sales of the Ford Explorer sport utility vehicle, Ford Mustang sports car and the F-series pickup. But with the new ad campaigns, executives are confident that sales will return to the right track. The ad campaign challenges consumers to compare Ford products to the product line of rival manufacturers.

Ford spokesman Oscar Suris said the numbers presented to employees only show part of the picture. This is not a comprehensive look at everything affecting the business, Suris said in an interview. There are other areas where we are ahead of schedule. Overall, we are where we expected to be at this point.

According to the report card, 39 percent of those surveyed said they had an excellent view of Ford. That's better than our domestic competitors, Suris said, though he said the company still has a ways to go before catching up with Japanese brands like Toyota. We don't want to stay there. The document also showed that financial weakness at many of Ford's suppliers continues to be a challenge.

During his webcast, Fields said improving brand favorability is a key objective of Ford's recovery plan. Fields also challenged employees to talk up the company's new products with everyone they know, saying word-of-mouth marketing can help change the way people look at Ford.

Ford is motivated to make a moving change this year to alleviate its standing. This change could be triggered by powerful campaigns, auto parts upgrade, and efficient work plan. The heat of the auto competition is getting hotter to test not just the performance of Gibson exhaust but the survival instinct of the automakers.

10 Big Mistakes Novice Real Estate Investors Make

Buying real estate is as popular as ever, and it seems pretty straightforward at first glace. With mortgage interest rates at all time lows and plenty of real estate to buy, many investors truly believe that they can do a bit of cosmetic work, accessorize a bit, and then put up the for rent or for sale sign. Unfortunately, it is not quite that easy and there are some common mistakes that can be avoided if one plans ahead and truly understands what he or she is getting into before investing.

Don't Fall In Love

The first rule of thumb when you are investing in real estate is that you cannot fall in love with any one property. When you are looking at real estate to buy for investment purposes you can't think like a homeowner, you must think like a business owner. Don't think about what you like about a home or a piece of real estate, think about how well it will sell or rent in the current market.

Not Exercising Due Diligence

When you invest in real estate you can't simply invest if the property looks good at face value. A very thorough inspection of the structure needs to be done as well as research on the local market. One must also look into the vacancy rates and average rents for homes or structures that are comparable. A diligent business owner will also look into how the neighborhood is zoned as well as any regulations that will apply to the rental property. You will also want to check into how many other rental properties are in the area and if they are comparable to the property you are looking at.

Forgetting the Rule about Time and Money

Many new investors forget that all home improvements are not as cheap and as straightforward and they hoped that they would be. The rule that most investor's use is that it will take twice as long and three times the money than you would think to ready a unit for rent or sale. Real estate isn't transformed over night, so one must plan accordingly. Failing to plan ahead for this can leave you in a real bind where you lose money because you don't have the resources to complete a project.

Believing You'll Secure the Lowest Mortgage Rates

Television can be very deceiving for those that are in the real estate investment business. The low mortgage rates are not offered for just anyone, they are for owner occupied homes, which are considered much less of a risk than a unit that is rented out. Homes that will not be owner occupied will experience mortgage rates that are 1.5 to 2% higher, which can make for a huge difference in monthly payments for the investor and his or her tenants. You also need to be aware of your credit, if you have terrible credit you won't have much luck getting a loan, but the better your credit is the better your rate will be.

Failing to Pre-Screen Tenants

Many new landlords are so anxious to get their new tenants moved in that they forget all about screening them to be sure that they have a relatively clean credit history, they are gainfully employed, and that they have a good rental history. While screening tenants can take a bit longer than you might like to wait, it's easier to get this done than to try to evict a tenant. It's always better to pre-screen than deal with the headaches later.

Breaking Your Own Rules

New investors often set business rules for themselves, and then occasionally they get a bit soft. If you have established rules about what day the rent is due, pet policies, waterbeds, or lawn care, stick with those rules. The minute you stop obeying your own rules you set your self up for disaster. If you stick to your rules and you refuse to break them no matter the situation, you will find that you are much more successful in a business sense.

Investing in Obscure Areas

Generally, it is not a good idea to invest in properties that you cannot visit regularly. Long distance real estate investments leave you out in the cold and you may have no idea what is going on in or around your property. It is a good rule of thumb to only invest in areas that you live.

Paying More than the Property Is Worth

New investors often do not do the proper research and end up paying more for a property than it is worth. When you are investing you have to think about yourself, even if that means that you have to low-ball the seller at first. Investing in real estate is all about getting the right price for you. You need to know that you can cover your mortgage and your expenses from a rental payment, so really consider what the local market will allow.

Failing to Look into the Competition

It's a good idea to look at the competition, especially if they are successful. Lower payments, exciting features, and more will often help fill rental units. Pay attention to what works in your area and duplicate it if possible.

Not Acquiring Enough Insurance

Being under insured is a common mistake of new real estate investors. You need to know that your insurance company will cover accidents on the property as well as damage due to fires or natural disasters.

Housing Bubble Cool Not Popped

Has the housing bubble finally burst? Or has it cooled down?

According to DataQuick Information Systems ?A total of 27,286 new and resale homes were sold in Los Angeles, Riverside, San Diego, Ventura, San Bernardino and Orange counties last month. That was up 10.3 percent from 24,748 for the month before, and down 11.7 percent from 30,886 for May a year ago.? Statistics like these may support that the real estate market?s bubble hasn?t necessarily popped, but has slowed down.

Other facts that DataQuick published, the move-up category of home sales, when homeowners literally move up from a 2 bedroom home to a 3 bedroom home, have slowed down. But the entry-level homes and mid-range home sales have not slowed down and those prices are still rising, but at a slower pace.

Foreclosures are showing a moderate increase in numbers which means this market could be easily tapped by home buyers and investors. There are a number of sites on the Internet which make it easy to access information on foreclosure properties, including PoliceAuctions.com , a site that allows it?s subscribing members to access over 2653 government auctions in its database which include residential and commercial properties. The site will also allow its members to access listings for thousands of foreclosure properties.

Trends culled from DataQuick support the idea that the real estate bubble hasn?t popped, but has cooled down. This cooling trend maybe more apparent in some areas, but otherwise the real estate market overall is still healthy.

Top 6 Significant Board Games

Descent, the board game, is not at all related to Descent the pc game. As a matter of fact this is an improved version of the Doom board game which belongs to Fantasy Flight Games' series of fantasy board games which include Lord of the Rings, War craft III, World of War craft and Rune bound.

In any case, we tried it and it felt like a merging between an MMO and a table top game - You have characters that kill hordes of monsters using brawn, magic and cunning. After playing the game for the first time, as we normally do we discuss the good and bad points of the game. This discussion led to the argument of which was the best board game ever.

Let me breakdown the list of what we came up with from the lowest to highest:

6. Psychologizer is like Fibs or Not only in the sense that the players are required to tell stories about their lives and it is up to the other players to try and psychoanalyze the others. This is a bit of a serious game but it is great for a small group who would like to get to know each other. I personally like this game because the first time I played it, I ended up being the girlfriend of one of the other players.

5. Junta is a fantastic game but results in the complete opposite effect of Psychologizer. The objective of the game is to be able to acquire complete power and wealth in a simulated banana republic. The problem lies in the fact that it is a no holds barred kind of game where in you can do anything to win the game - the more corrupt you are the higher the chances of you winning the game. I have personally seen friendships strained because of this game but as long as you are a good sport it is quite a lot of fun.

4. Chess is the oldest board game around whose original date cannot be fully deciphered as there are numerous variations of it in different cultures in ancient times. The variation that is being used now, however, dates back to the 15th century in Southern Europe. You may think that this is a corny choice but hey, this has been around for centuries, and its lasting power is definitely a testament to it being one of the best games in town.

3. Scrabble is a classic board game. Like Chess, Scrabble's enduring popularity is a testament to its success as a board game. It's not very active but it's intellectually stimulating.

2. Cranium is the one stop shop of board games that will definitely entertain a big group of friends. The categories include trivia, performance, language and the arts. The manner in which you answer the question as well requires a lot of innovation and ingenuity from the players. It is a fantastic game for a party and utilizes the multiple intelligence of each member of the team. I personally love the performance category.

1. Monopoly for me is the best board game. I have to say that I learned how to manage my finances because of Monopoly. It has also taught me how to be ambitious. And Most of all it is absolutely fun. Apart from these lessons it is absolutely fun. Oh how I love it when I own the Boardwalk and they just so happen to stop there. At least, the members of Ibeatyou.com agree with me as far as Monopoly being the best game is concerned.

Yes, I know that there are numerous board games out there that may be better than my list. I do not doubt it but these are the ones that are most significant to me. Why don't you give me your own lists?

Congratulations on your new job and on relocating to San Diego. Your company probably has a generous package of relocation benefits for you, and has given you a list of approved San Diego real estate agents and mortgage lenders to use. Generally this list is not thoroughly examined for the qualifications of all the agents in the San Diego area. These are usually not the best agents and they won?t save you time or make the move smoother.

Many companies seek to reduce relocating expenses by receiving referral fees from San Diego real estate agents and mortgage lenders. Those San Diego real estate agents on the ?approved? list are not so much qualified as they are willing to give back some of their fee to your company. That is why your company might say your relocation benefits are in jeopardy if you don't use the approved San Diego agents.

Not all of the agents on the list are incompetent, but they aren?t necessarily all certified however. You should never let your company assign an agent to you. Many times a real estate agent can get approved by your company by simply talking with the relocation company and agreeing to their fee structure. That way you can work with the agent you're comfortable with and you get your relocation benefits too!

What Does My New Baby Really Need? A Guide To Shopping For Your New Baby

What is it do I really need to buy for my new baby? While writing my latest book found at www.CareForMyBaby.com I found that this is a question a lot of new moms must ask themselves. Having a new baby is a huge expense, and it is hard to stay on budget when you see all of the cute outfits in the stores. While all of the tiny things are really tempting to buy, please keep in mind that babies grow really fast. One of the biggest mistakes that new parents make is over shopping for clothes. Remember, you will probably keep baby in a lot during those first few months so cute outfits with matching hats and shoes may not get any use. Plus if you are going to have a baby shower you will receive a lot of cute outfits fit for your little bundle of joy. Below is a list of things that I put together as a guide for you to use while doing your shopping. Remember to do your shopping after your baby shower this way you will only buy what you need.

Remember you must have a car seat for baby, because the hospital will not let you leave without it! Plus you want to protect your little miracle in any way possible. Relax and enjoy this time with your precious baby because this time will never return.

If possible line up friends and family who will bring meals or come help you out at home after the baby is born (and a good friend to coordinate) and/or hire a doula to help. This way you can spend even more time just worrying about the baby, while someone else worries about YOU!

Purchase Property With The TwoNote Technique

The two-note technique is another of the many ways to purchase property with no money down. It not only gets you into real estate with zero down, but it can also get the seller a good chunk of cash at closing. This is especially important if he has to pay off an existing mortgage loan on the property.

First, a definition is in order. What is a note? It is the debt instrument created to finance a real estate purchase. The most common example is a mortgage note. A bank loans you the money to buy a house, and you sign a note promising to repay, and you pledge the property as collateral. Other notes include land contracts, second mortgages, and any legal document obligating someone to repay a certain amount of money under specific terms.

You may be aware that a bank often sells it's mortgage loans to large funds that invest in such notes. Maybe you have had to start making the payments on your own home loan to some other place than the original lender. What you may not have thought of, is that if you someone owes you money on a property, you can sell that debt to an investor. More importantly, if you owe a seller on a real estate purchase, he can sell that note. This is crucial to understanding the two-note technique.

A Creative Way To Purchase Property

This creative way to purchase property may initially sound more complex than it is. Read through the following example a couple times, though, and you'll understand.

Suppose a seller is asking $350,000 for a rental property. He may only expect to get $335,000 in the end, right? Let's also assume he is willing to take payments on the property (much more common with investment properties than with homes). He hopes to make 7% on his equity instead of the 4 or 5% he'll make in the bank. The problem is that he needs to get at least $60,000 out of the deal in cash, to pay closing costs and to pay off the small mortgage balance remaining.

You, on the other hand, have to buy his real estate with no money of your own. You offer him $360,000, in the form of two mortgage notes, one for $280,000, and the other for $80,000. Amortized over 30 years, with 8% interest the payments on the first would be $2,054, and $587 per month on the second. You'll have total payments of $2,641 per month (be sure you still have cash flow).

As part of your offer, you arranged for the sale of the second note at closing for $60,000. Unfortunately that's all a note investor is likely to pay for an unseasoned note. The seller gets that $60,000 at closing though, which is what he needed, and he gets 8% on the other $280,000, which is better than he expected. He effectively got $340,000 for his property, which is also more than the $335,000 he was expecting.

You now make payments to the seller of $2,054 every month for 30 years, or until the balloon is due, if the seller insisted on structuring the loan with one. The note investor gets your other payment of $587 per month. You invested none of your own money. In fact, if the seller had been willing to take $55,000 cash at closing and a note for $280,000, effectively getting him what he expected, you could keep the other $5,000 cash from the sale of the note for yourself. That might cover your closing costs, making this truly no money down.

The numbers and exact structure of the offer will be different in each deal. You might have some cash. The seller may need more cash, so the second note will have to be for a higher amount. Interest rates, balloon payments, and your credit rating all affect what a note buyer will pay for the note as well. In any case, the lesson is that you can create cash out of seller financing, meaning you can purchase property with nothing down, or with less down.

When choosing an ultralight backpacking tent there are several factors to take into consideration but I think that a couple of the main ones are obviously size and weight. Ok so you want the lightest tent you can find simply because you have to carry it around with you all day long, so the lighter the better. But don't forget that you also have to sleep in it, often in conditions that are far from ideal e.g. wind, rain, snow, and anything else that the weather can throw at you.


There's no point in buying the smallest lightest tent possible only to find that there is no room to put all your gear, so it's left outside in the rain. On the other hand you do not want to be lugging around a heavy 2/3 man tent with you.


Your tent is often going to be the only thing between you and the elements, so it's vital to choose the right one for you and your style of backpacking. There are many ultralight backpacking tents on the market, some just large enough for a person to lie down in, and some so small that you can't sit up in them. I have used these tents on several occasions and found them fine for short weekend trips especially if like me you carry an ultralight tarp and walking pole so you can erect a handy sized awning over the front of the tent to give you some extra room for cooking etc.


Ok so you may think that taking a tarp and tent is a bit silly but it only adds slightly to your overall weight and its well worth it, and most people carry at least one walking pole on a hiking trip these days. Also if you are blessed with some fine weather you don't even need to put up your tent but just use your tarp on its own.


On my last backpacking trip around Dartmoor I was gone for 19 days and I had with me a small one man tent and this was absolutely fine for the type of trip I had planned, just stopping one night in any one place. But during the first week I had trouble with an old knee injury and had to find a campsite to stay for a few nights (something I try not to do as I prefer wild camping when possible.) This became very uncomfortable after a couple of nights as I found that instead of packing equipment away after use it was easier to leave it in the tent which soon became very cluttered leaving less room for me and making the tent feel even smaller. So remember that a extra few ounces for a slightly larger tent can make all the difference when it comes to comfort.


Sadly I suppose the biggest consideration when choosing a backpacking tent is going to be the cost. All I can say is to buy the best one you can with your budget and remember that you are buying something that hopefully you will have for a long time, so make sure that:


- It fits you
- You feel comfortable in it
- It's up to the job you want it for
- Lastly whatever tent you decide to buy in the end don't leave it in its bag at the back of the cupboard,


Then all you have to do is get it out, use it and enjoy it!

Why I Choose a Jogging Stroller


I was running on the treadmill at my local gym when a new mother hopped onto the treadmill next to me. Much to my surprise she was holding her baby. I asked her why she was carrying that new baby on a treadmill. She said she couldn't bear to part with her little one, yet still wanted to get a workout in. After about ten minutes she was extremely tired and her baby was crying. Now what? Well within a few days I saw her again. This time she wasn't at the gym. She was running outside the gym. She was jogging behind her nice, new jogging stroller. Mom was happier and her baby was happy too.


I have had several moms' e-mail and ask? Is a jogging stroller right for me? Well there are a few factors to consider.
First, if you prefer to run on the treadmill at the gym then you probably won't need a jogging stroller. However, if you are like me and enjoy running outside and spending time with your baby then a jogging stroller is the best way to go.


When you choose to buy a jogging stroller don't forget important safety features like a hand brake and wheel locks for easy stopping, safety belts and the five point harness. Your child's safety should always come first. The five point harness is great for toddlers and small children.


Also consider your child's comfort. You may want to look into a reclining seat and a canopy. It is also a good idea to wait until your child is holding his or her head up and sitting independently before using the jogging stroller. However, there are safety products you can buy if you would like to use your jogging stroller sooner.


When we're running in cool or cold weather, we may be hot or comfortable in minimal clothing, but a child is not doing the exercise. Don't forget to dress your little one in warm clothes, especially if you're running or walking in the wind. Short runs are best with your child. Competing while pushing your running stroller is not recommended.


I prefer a jogging stroller versus a regular stroller because I enjoy being outside. I have found that my jogging stroller makes it a lot easier to push on non-paved roads and it moves at a faster pace.

Housing Slide Affects Lenders

The slowdown in the US housing market is leaving many of America's largest mortgage lenders to adapt new business plans.

Many lenders are cutting costs and launching new risk reduction strategies in the face of a slowing market in the $9 trillion home mortgage industry.

Slowing sales have pushed inventories of unsold homes up 39% in the past year. Many areas are seeing slower rates of home price appreciation, with a few reporting depreciation of home prices. Builders recently reported the lowest confidence in the past 14 years for the month of July.

I've never seen a soft-landing in 53 years, so we have a ways to go before this levels out, Countrywide CEO Angelo Mozilo said. Countrywide recently announced plans to cut costs. I have prepared the company for the worst that can happen.

Countrywide plans to cut as much as $500 million in costs over the next year, partly due to the slowing market.

Ameriquest Mortgage Company, the nation's largest subprime lender, announced earlier in the year that it will cut over a third of its 11,000 employees. Washington Mutual is also in the process of cutting mortgage-related employees.

Many lenders are tightening down, yet some are looking at this as an opportunity to expand. Many larger lenders are purchasing smaller mortgage companies. Others are exploring more lucrative mortgage products, such as payment-option ARMs.

Diaper Caddies as Baby Gift Baskets for New Parents

When I was first home with my newborn baby girl I often found as I was trying to feed and care for her, that what I needed always seemed to be in another room. If I needed a burp cloth, I had left the clean one in the kitchen. If I was up to my elbows in a dirty diaper in the nursery and desperately needed the box of baby wipes, I had left that in the livingroom. Home Sellers: Is Your Home in One of these Buyer's Markets?

It may not actually be the beginning of the end of America's real estate boom, but one of the first indications of a slowdown in the housing market is when homes begin to take longer to sell. Although the National Association of Realtors doesn't keep track of the nation's overall home marketing times, but there has been a dramatic rise in the number of homes on the market in the past six months. With the supply of available houses rising, buyers have more homes to choose from, and according to the laws of supply and demand, that means prices in many areas of the country may begin to come down.

Let's look at some areas of the country to examine trends. In Philadelphia, Pennsylvania, the average marketing time in June 2006 was 33 days. That amounts to an increase of ten days from a year ago. Although the number of sales has remained steady, there are more houses on the market--nearly twice as many, in fact, standing at 36,000 units, as opposed to 21,000 the previous year.

It has traditionally taken longer to sell a home in Nashville, Tennessee (an average of 65 days a year ago) but that figure has risen to 75 days in the current market. In Des Moines, Iowa, the average time on the market has increased from 75 to 82 days, and although prices haven't fallen, some developers have begun offering rebates and free upgrades to move their homes more quickly.

The figures are even more dramatic in some areas of the country that have been considered hot markets over the past few years. In Hanover, New Hampshire, for instance, which experienced double-digit annual price increases since 2000, the average time on the market has risen to 125 days. Such startling numbers are likely to begin affecting home prices in the near future.

In Napa, California, homes used to sell in two weeks or less, but the average home now sits on the market for 60-90 days. Although residents of the area don't seem concerned about Napa’s overall future, they may begin to see prices decline as homes continue to take longer to sell.

Other cities are also experiencing longer sales times. Sales time in Boston has risen from 52 to 58 days, Phoenix now takes about 60 days to sell homes that used to sell in less than two weeks, and Miami's on-market time has increased to nearly 40 days, up from 20 a short time ago.

The bottom line: with on-market times rising across the country, it's possible that home prices in many areas will begin to decrease. It also means that sellers will need to keep a closer eye on their local markets to make sure their homes are competitively priced if they want a quicker sale. As more and more homes begin to show up on the market, prices will eventually begin to soften. That's the way supply and demand works. But for now, our most recent real estate boom may be ending.

Every person has three FICO scores ? one with each of the three major credit bureaus: Experian, TransUnion and Equifax. Since the information retained by each credit bureau varies, your score will differ between the ?Big Three?. Before you begin hunting for real estate, it is a good idea to check all three bureaus for your FICO score, as well as right before securing a real estate mortgage. Even if you have checked your FICO scores recently, your scores fluctuate as new information is received by the credit bureaus. It is best to know for certain your FICO scores, than to be surprised during crucial negotiations.

Some of the things each credit bureau looks at in developing your FICO score are your payment history, the amounts your currently owe, the length of your credit history, new credit you have obtained, and the types of credit you use.

The Higher Your Score, the Better

There have been many commercials on television recently about the FICO score and how it follows you wherever you go (as far as credit is concerned). Just remember, the higher your score, the less you will pay to buy real estate on credit. You can save thousands of dollars every year, or you can pay thousands of extra dollars each year on your real estate mortgage, depending upon your score.

The median FICO score is 723, with most lenders requiring at least a score of 760 in order to get the best real estate mortgage terms. The highest FICO score attainable is 850; however, only 13 percent of the population score over 800.

According to myfico.com, a score of 760 or better currently makes you eligible for an average interest rate of 5.98 percent on a 30-year, fixed-rate mortgage of $216,000. The interest rate rises to 7.47 percent, if your score is between 620 and 639, which translates to paying an additional $227 each month or $81,720 for the life of the mortgage. A score below 620 can add another three-to-six percent interest. Even a point or two can make a major difference over time. As scores dip below the 700 mark, borrowers are often limited on how much money may be financed; while many lenders will disqualify you all together for a mortgage, even if the rest of your credit file is fantastic.

So, check your three FICO scores when you first decide to look for real estate. Get counseling in how to raise your scores, if it is below 760. If you must purchase sooner than you can repair your credit scores, then plan to refinance after you have raised your FICO scores. Buy real estate with terms that are to your advantage. Know your credit scores and repair any problems early.

Becoming a victim of crime is a possibility no matter where you travel nowadays - even when you stay at home! However, being aware of some of the popular scams and tricks that criminals and opportunists use to victimize tourists can help avoid problems that could ruin a good trip.

South America is a popular destination for world travellers and especially for backpackers, adventure enthusiasts and those taking a gap year. The country certainly has plenty to offer and a wonderful variety of landscapes from tropical beaches to the spectacular Andes Mountains, Amazon rainforest, Iguazu Falls, active volcanoes, and fascinating wildlife of the Galapagos Islands. Many travellers choose to take in the exciting and colourful fiestas and carnivals, or visit the sites of ancient civilizations. (Tip: To avoid disappointment, tickets to visit the Inca Trail and ruins at Machu Picchu should be purchased in advance).

The best travel advice is to do lots of research and set off armed with as much knowledge as possible. Take a quality guide book and Spanish and Portuguese phrase books. Chances are that nothing bad will happen but, unfortunately, travellers are vulnerable and criminals know it. They will take any opportunity to separate you from your money and possessions! The most common crimes anywhere in the world involve theft and pickpockets and theft of passports is a huge problem worldwide. Care should be taken in places where it is easy to be distracted and forget to watch your belongings, such as airports, internet cafes, on public transport or while renting a car. Avoid using public transport at night or walking alone at night in isolated areas.

Thieves have been known to target tourists by pretending to be police officers, tour operators, taxi drivers, or other officials (for example, a real police officer will never ask to see your wallet!) Taxis should be booked in advance with a reputable company, when possible. So called 'express kidnappings' are a problem in some areas where victims have been held captive and their bank accounts emptied before they are released. Female travellers should be especially cautious, especially when walking alone at night, on public transport, and in isolated areas, as rapes have been reported. Be on guard also for spiking of drinks - a problem which has become more prevalent. Avoid accepting drinks from strangers, leaving drinks unattended, and make sure that they are poured in plain view.

Be aware that many shops, bars, restaurants, and hotels may not accept credit cards in South American countries. Watch for counterfeit money and bogus ATM machines. In Peru, in particular, some ATM machines do not release credit and debit cards automatically unless a button is pushed - and instructions are not always written in English! It goes without saying that travellers should avoid all contact with illegal drugs or drug trafficking as the penalties are severe, involving imprisonment for long periods in extremely unpleasant conditions.

All travellers, especially those with pre-existing medical conditions, should have a thorough check-up and necessary vaccinations before leaving home. Diseases like yellow fever, dengue fever, cholera, and malaria are problematic in many areas. Evidence of valid inoculations may be required to travel between some countries in South America.

The above tips are just a sample of the knowledge travellers should be armed with before setting off. The British Foreign and Commonwealth Office 'Know before You Go' campaign is an excellent resource for travellers. Their 'Travel Advice by Country' section contains current travel updates and advisories and the Travellers Checklist is another useful tool. Young travellers should pay attention to their Gap Year information. Avoid attracting the attention of police, keep the locals happy, and impress your travel companions with your awareness of local customs, laws and expected etiquette for each country.

Adventure travellers and adrenalin junkies will find plenty of outdoor activities and thrills. Activities like kayaking, white water rafting, surfing, hiking, mountain biking and mountaineering are popular. Care should be taken to ensure that the correct travel insurance policy is purchased which will provide cover for any potentially hazardous sports activities. Chile and Argentina are popular destinations for downhill skiing during the UK summer months and, again; don't forget that additional insurance coverage may be needed.

Many areas in South America are remote with limited access to good emergency medical facilities. If a medical emergency should arise, medical care or evacuation and repatriation may be necessary. Without comprehensive travel insurance the costs could be astronomical and mean the end of any further world travel plans for a very long time!

How Effective Are Car Seat Clinics?

Recent studies found out that car seat clinics are successful in helping parents and caregivers properly restrain children in back seats. However, there is a need to exert more effort to reach underserved communities.

One of the recent studies about car seat clinics has been conducted by Safe Kids Worldwide and this research includes 29 states in February 2005. Based on the study, it was revealed that car seat clinics have efficiently persuaded parents and caregivers in promoting safety measures for children. According to Safe Kids, parents have successfully changed their behavior and retained their child passenger safety knowledge six weeks after receiving hands-on instruction. At the second checkup, researchers discovered an additional 45 percent seats installed by parents.

Child safety seats, if properly installed and used, could reduce the risk of injuries by 71 percent for infants and 54 percent for toddlers. Also, injuries for children using belt-positioning booster seats are decreased by 59 percent. As a fact, over 70 percent of child safety seats are improperly installed. That aspect should be corrected to ensure maximum safety.

The study also found out that the checkups disproportionately reached highly educated parents or white parents as opposed to less educated or ethnically diverse families. We need to do more to reach the communities that need our help the most, said Lorrie Walker, training and technical manager for Safe Kids Worldwide. Safe Kids' network of more than 600 coalitions and chapters in the United States has the flexibility and skills to meet the needs of each community we serve.

Safe Kids are working to install more permanent inspection stations in economically disadvantaged areas to serve more people. The group?s Buckle Up program is financed by several supporters and the largest so far is General Motors Corp. Safe Kids has tools in place to help educate families of all backgrounds, said Bob Lange, GM's executive director of Structure and Safety Integration. We need to keep working to reach high-risk groups of parents with communication and training to keep their children properly restrained every time on every trip.

Underrepresented in the latest study are families with older children. Those who participated in check up events ranges from ages four and under. Experts recommend that kids who have outgrown car seats ride on booster seats. This should be done until they are about four feet, nine inches tall and 80 to 100 pounds. Usually, children reach this height and weight when they are between the ages of eight and twelve.

In the event of a crash, a belt-positioning booster seat and safety belt provide better protection for most tweens than the adult safety belt alone, Walker said. Children in this age group are among the least likely to be in the correct restraint. We need to make booster seat use among tweens who need them just as automatic as it is for small children to ride in car seats.

The program turned out to be successful. It has taught parents to use child safety seats that meet federal standards. These guidelines reduced the number of inappropriate seats used at the second event, weeding out many secondhand seats that do not have a known history or seats that are more than six years old.

Car owners may be putting much of their attention to Volvo radiators, Chevy rotors or Ford engines but one thing that they should not neglect is the efficiency of car seats for their children.

Sustainable Home Building

Sustainable design is the buzzword today along with green building. There is a difference between the two. While green building means resource efficient and environmentally conscious, sustainable design is based on three areas; energy conservation, indoor air quality, and resource conservation. A new rating system for sustainable building has been rolled out. How High Did Home Prices Really Go

The U.S. Census Bureau released data on Tuesday that revealed where the nation's hottest markets were during the past five years.

According to the report, median home values increased 32% from 2000 to 2005 on a national level. The survey looked at 7,000 markets with a population of 65,000 or more.

San Diego saw the highest price gains. The median home value after being adjusted for inflation increased by 127% from $249,000 to $567,000 in five years.

Of the 15 largest cities surveyed, Los Angeles came in second, with a median home-value increase of 110%. New York City came in third, with an increase of 79%.

Boynton Beach, Florida, was the top market among the 15 smallest cities surveyed. After inflation adjustments, the median home-value increased by 120%. Folsom, California, came in second where the home value increased by 100%, while Redondo Beach, California, saw a 92% gain and a third place ranking.

Just about anyone who owns a home or has been in the market for one in the past few years knows first-hand how home values jumped from 2000 to 2005, said Census Bureau Director Louis Kincannon in a written statement.

In addition to the value of the home rising, the monthly cost of owning a home also increased during the first half of this decade, according to the survey. The median monthly cost, which includes mortgage payment and other costs, saw a 5% increase after adjustments for inflation.

In Detroit, the cost increased by 24%. Chicago experienced a 22% increase, while San Francisco came in third among the largest cities with an increase of 20%.

Among the smallest cities, Bryan, Texas, and Greenville, N.C., saw cost decreases of 10%.

The cost of renting a home has also increased over the past five years. Nationally, the cost to rent has increased by 6.7%. San Diego saw the largest increase of 27%.

Real median rent cost decreased in a few large cities. San Jose saw a decrease of 9%, while Dallas saw a decrease of 3%.

(5) For handicapped people what are the special options available to them?

(a) Are their wheelchairs available to rent?

(b) Where is the handicapped parking area?

(6) For babies. Are their strollers to rent?

PARKING LOT:

When you arrive at this special event you may not be familiar with the area and definitely not the parking lot.

The parking lot should be sectioned off and numbered in clear view. This way when you are leaving your car, you will be able to find it when you return later. If it is dark out it is easy to become disoriented and confused. It is not a joke to try and find your car when there are hundreds of others parked or it is dark and panicked.

As I said it takes a great deal of organization and common sense when you run a large special event.
