American Dream 2007: Keep Those Real Estate Properties Financed!

If you had enough money to pay off your mortgage right now, would you?

Many people would. In fact the American Dream is to own a home - and to own it outright, with no mortgage. Imagine owning your home without having to send a cheque to the bank every month, the feeling one will enjoy when - after thirty long years - the moment finally comes to make one last payment so that the house is paid off, at last. Being so fortunate must evoke a sense of security, gratification and well-being that anyone only can dream of.

But if in fact the American Dream is so wonderful, how come thousand of financially successful people - folks who have more than enough money to pay off their mortgages right now - refuse to do so? Why is it that a small group of Americans and Canadians, who are invariably among the wealthiest five percent of the population, insist on carrying on a mortgage even if they can afford to wipe it out entirely today? Because they are aware of the biggest untold secret of homeownership: a mortgage is primarily a loan against the borrower's income, not primarily against the value of the house. It this was not the case, then naturally anyone with a $30,000 annual income would qualify to purchase a multi-million dollar mansion.

All of which, then, makes the whole difference in the world when it comes to a process known in Economics as the accumulation of wealth. Prosperity in any society and at any given time is the epitome of financial stability, reliability, and security. Specifically in Capitalism, additional capital value (commonly referred to as ?surplus value') is what drives the accumulation of wealth. Although capital accumulation does not necessarily require production, ultimately the basis for it is value-adding production which makes net additions to the stock of wealth. Capital can accumulate by shifting the ownership of assets from one place to another, but ultimately the total stock of assets must increase. Other things being equal, if surplus value fails to grow sufficiently, the level of debt will increase, ultimately causing a breakdown of the wealth accumulation process.

This is exactly the reason why saving money has never made anyone rich. For some obscure logic people generally tend to equate the concept of saving money with that of making money, yet the two are not synonymous. As people want to save money in interest payments, they will go the extra length to pay off their mortgages. With that issue out of the way after a considerable number of years, they then start focusing on saving for retirement and do their best to save regularly. As a result, they fail to accumulate wealth and cannot figure out why.

The issue is relatively simple, though not necessarily transparent. By prioritizing mortgage repayments, they fail to consider the role that mortgages play in their wealth building process. The battle to reduce interest expenses is won, but the wealth accumulation war is lost. The reason is that every dollar they have returned to the bank is a dollar they have not invested.

Mortgages today cost anywhere between 5.5 percent to 6 percent annually. Over the next thirty years, on an annual basis, will alternative investments earn at least that much? Of course they will. Even government bonds pay nearly that amount, and stocks have been averaging 10 percent a year since 1926. Thus giving money back to the banks to save 6 percent denies people the opportunity to invest that money where it might earn 10 percent. Which means that, rather than actually saving money, those who opt to pay off mortgages factually lose money. And which, furthermore, goes to explain why bi-weekly mortgage payment plans are not a great idea - because they speed up the process of mortgage repayments.

Specifically as it relates to real estate, furthermore, the irony is that people somehow feel they are making a ?good investment' by paying off their home loans. In fact, all they are doing is burying money under a mattress - they are not investing at all. Consumers, and a great deal of them, strive to pay off their mortgages as quickly as possible so they will be able to borrow later on against their equity to pay, among other things, for their kids' tuition bills. But isn't that refinancing? Talk about bizarre strategy! Consumers struggle to give banks their money back now, so they can borrow it again in the future. Why don't they just invest their cash, so that it earns competitive returns and, at the same time, remains available whenever needed?

Their homes will grow in value over the next thirty years whether they have a mortgage or not. When it comes to selling a home, does any Buyer care about what the Seller's mortgage outstanding balance is? Of course not. And neither does the IRS (Internal Revenue Service) or the CCRA (Canada Customs and Revenue Agency) when it comes to calculating taxable capital gains, losses or recaptures.

The simple truth is that mortgages do not affect home values. But being primarily financial instruments anchored to income, they do affect the wealth maximizing process of investors and market participants by opening up a host of possibilities to invest liquid money derived by consumers' own income elsewhere, for higher rates of return. Which is what the wealth accumulation process is all about.

Dealing with Trich Trichomonas Vaginalis the Wise Woman Way

?Herbal remedies for trichomonas are among the least impressive home remedies. None are more than 50 percent effective.? (1)

Trich is short for trichomonas: a single-celled, four-tailed, protozoan parasite. About five million new cases of trich are diagnosed yearly in the USA.

Trich is normally present in a woman?s vagina, intestines, and rectum without causing problems. Trich is pH sensitive. When the vagina becomes alkaline, trich overwhelms the healthy flora and causes symptoms. A trich infection, or overgrowth, is difficult to diagnosis (without a microscope) and harder still to kill (without poisons).

Trich is an STD and can be spread by intimate contact. But sex is not required; hardy trich can live in wet, warm places like toilet seats, towels, underwear, and swimsuits.

In women, symptoms of trich infection include a thin, foamy, itchy vaginal discharge that is yellowish green or gray in color and foul/fishy in odor. Infected men are often symptom-free.

Trich can move from the vagina into the urethra and up into the bladder, leading to a urinary tract infection. Conversely, if you have a UTI that won?t respond to treatment, it might be trich; check it out.

The homeopathic remedy for women with vaginal discharges that are green and itchy is Sepia.

In my experience, herbs that can coat and dessicate the trichomonas kill them about as well as poisons, either herbal or pharmaceutical.

Powdered charcoal, the kind used against poisoning, is so fine that it drowns the parasite; it also makes a black mess on everything, from your underwear to your sheets and towels.

Oak bark is a first class antimicrobial and drying agent; sitz baths are a classic way to use oak.

Milled medicinal clay, such a kaolin, can be used to dry out and coat the vagina and the trich, likewise, slippery elm bark powder.

The easiest way to use any one of these herbs is buy them already powdered and in capsules. If 4-6 capsules are put well up into the vagina, against and behind the cervix, body heat and vaginal moisture will dissolve them, freeing the agent within. For best results, repeat at least once a day for two or three weeks.

The alkaloid berberine sulfate - found in tinctures of the roots of barberry (Berberine vulgaris), gold thread (Coptis groenlandica), golden seal (Hydrastis canadensis), Oregon grape (Berberis repens), and yellowroot (Xanthorrhiza simplicissima) - is an antimicrobial agent shown to inhibit the growth of - and to induce morphological changes in - Trichonomas in the lab and in the field. A study in India found a Trichomonas-free rate of 90% in berberine sulfate group and 95% of the drug group; at the one month follow up, 83% of the berberine group and 90% of the drug group were still free of trich. The authors of the study commented on the lack of side effects in those receiving berberine.(2) The anti-trich dose of any berberine-rich tincture is 10-20 drops several times daily for 3-4 weeks.

Several weeks of hysterical hygiene are called for when dealing with a trich infection. Strip your bed and your bathroom and wash everything, using bleach or vinegar. Wash your hands after toileting. Swab off the toilet seat with dilute bleach. Remember, trich is hard to kill and persistent.

The standard treatment for trich infection is Metronidazole (Flagyl), a ?highly toxic drug that is often ineffective due to resistance, particularly by trichomonas ??(3) Flagyl is a very strong antibiotic; it is not safe for pregnant or nursing women, or anyone with a blood disease, a peptic ulcer, or a central nervous system disorder. Side effects - lowering of white blood cells (which fight infection), nausea/vomiting, headache, diarrhea, joint pain, flushing, a metallic taste in the mouth, and numbness in the extremities - are common and are worsened by consumption of alcohol, vinegar, and mayonnaise. Coltrimazole is a milder drug with fewer side effects; it has a sixty percent cure rate against trich infections.

Herbalist and healer Joy Gardner says regular use of spermicidal jelly can help prevent trich infections.

European herbalists, including my friend Rina Nissim, swear by essential oils to kill all manner of vaginal infections. Valerie Ann Worwood suggests a blend of 5 drops tea tree EO, 4 drops cypress EO, 8 drops lavender EO, and 3 drops red thyme EO to get rid of trich. Of this mixture, she uses four drops diluted in two cups water, or a cup of yogurt, or a teaspoon of olive oil and applied inside the vagina.

Preparing Your Home For Toddler Safety

Children from age one to age three are considered toddlers. It is a time of learning their environment. It is a time for them to explore every corner of every room and everything in between. Remember that the world is new to them and they want to get to know it.

Exploring is a good thing. It is a natural part of their growth. As your toddler explores they gain knowledge, independence, and confidence. It teaches them to use all five of their senses. It teaches them how to put things together, how things work, and enlarges their world moment by moment. They should be encouraged to explore your home, within limits of course.

It can be very difficult to keep up with your toddler and they can get from point A to point B in the time it takes you to turn around for just a second to do your normal daily chores. So you need to have confidence that your home is safe for your toddler to explore, even when you aren?t watching them.

In this article, we will explore areas of your home and help you identify danger zones, then help you fix them so your explorer is safe in his new adventures. Remember, in every room of the house, get on your hands and knees and look at the world from your toddler?s point of view. This will give you a better perspective on the dangers that lurk there.

Let?s start where your toddler starts his or her day, their bedroom.

Is the glass in your toddler?s bedroom made of tempered glass? Non-Tempered glass is dangerous, because it does not break into the tiny pieces that safety glass does. If your toddler?s windows are non-tempered, you can either have new window glass installed or apply security film to them. The film is a much less expensive solution and binds the pieces of glass together if the window is ever broken.

Also, window locks are an essential item to have throughout the house, including your toddler?s room. They allow a window to be open, but not too far. Never leave the window open more than four inches. Gates with vertical slats can also help prevent your toddler from falling out of the window. Screens will not hold them!

Placing your toddler?s bed or crib in the proper place is also important. Experts recommend the space between the bars be no wider than two and three-eighths inches apart. Do not place your toddler?s crib or other furniture under the window or near baseboard or other heaters.

Items left in the crib need to be at a minimum. Make sure your toddler cannot stack or use those items to get out of their crib. You might be surprised how inventive your toddler can be when he or she wants to get somewhere. You?ll turn around and find them in some of the most impossible spots you can imagine.

Look around for any cords or other dangerous items. As your toddler gets more mobile these items present a great danger to them. Make sure you tie all cords and similar items well out of their reach. Any item that is longer than seven inches can be a danger to your toddler. Make sure they cannot get to them and remember your toddler will be more inventive and curious than you might think.

Of course, all medications, baby powder, lotion, and other items must be kept out of reach or stored in a childproof cabinet in your toddler?s room.

Do not use extension cords in your toddler?s room or anywhere else in the house where they can reach them. The danger of strangulation or electrocution is very real and should be taken seriously. Make sure you buy protective covers for all outlets. Having the outlets installed higher up the wall, out of reach of your toddler is an even better solution and much more convenient for you.

Hiding outlets behind furniture that your toddler cannot move or get behind is another solution until you can do more. The advice on electrical outlets also applies to the rest of the house so I won?t be covering that again for every room.
Parents and toddlers both spend a lot of time in the kitchen, so we?ll go there next.

Emergency phone numbers should be located everywhere there is a phone, including the kitchen. In a time of stress it is difficult to think straight or find phone books and the phone numbers you need, so keep them handy at all times.

Not just for toddler safety, but for all homes, there should be a fire extinguisher in the kitchen. Take care of that right away, especially if you are a parent.

Toddlers love to climb into things like cabinets, your dishwasher, stove, and refrigerators. Make sure the dishwasher is always latched. Use childproof locks on your cabinet doors and on your refrigerator. They even make latches for your oven.

Speaking of the oven, maybe the most dangerous spot in the kitchen for your curious toddler use a stove guard to protect them. A stove guard keeps them from being able to reach the burners. Cook on your back burners whenever possible. If the controls for the stove are placed on the front of the stove, you will need to remove them.

Train yourself to not use any lower cabinets like under the sink to store hazardous products. Even soap is dangerous. Many soaps contain lye and can poison your child. This applies to all rooms where you store products, including the laundry room. Remember, if it can be reached, it will be reached.

Now do the same for all sharp objects like knives, forks, scissors, pizza cutters, and ice picks. Train yourself to put these items away every time you use them.

If you keep liquor in the kitchen or have a bar in your house where they are kept, make sure your toddler cannot reach it. The tiniest bit of alcohol can make a small child very sick and too much could prove fatal.

Ok, you get an idea of what to do in the kitchen, now let?s head for your bathroom.

A huge number of accidents occur in the bathroom each year affecting both adults and toddlers. It?s a good thing to keep that in mind when preparing your bathroom for safety.

Overhead door locks are available to be purchased and used to keep toddlers out of rooms that are not in use. You should buy these and install them on all bathroom doors.

If you have any low cabinets, get childproof locks for those the same as it was advised for you to do in your kitchen. All medications, ointments, shampoos, soap, and other products should be kept out of your toddler?s reach.

Do not leave hairdryers, electric shavers, radios, and other appliances plugged in. It?s a good idea to keep those out of reach as well because the cords are hazardous to your toddler.

Fire Departments recommend that your water temperature should be set at 120 degrees. Setting your hot water heater higher than that produces the danger of scalding.

Water safety applies in the bathroom, the same as it does for any pool area. A child can easily drown in your bathroom. It only takes two inches of water to create a drowning hazard. Do not leave the tub full of water and buy locks for your toilet seat. Not only can those save your toddler from drowning, it can also help you avoid the headaches of learning the types of things your toddler can find to plug the toilet with.


Your toddler should never be alone in the bathroom. If you are bathing them and have to leave, dry them off and take them with you. Better safe than sorry, as the saying goes.

Your toddler will also spend a lot of time in your family room, den, or living room, so let?s explore that area before we allow them to.

Do you have plants? These seemingly harmless and decorative plants may pose a very dangerous problem for your child. Are you sure that none of your plants are poisonous? Look up information about your plants in an encyclopedia, online, or consult a poison control center to be sure.

Do you have a fireplace? You can purchase guards for fireplaces at many stores. Glass fire screens are not acceptable. They get very hot and can burn your toddler if they touch it. Make sure you create a safe area around the fireplace and that your toddler cannot get into it. Where they can go, they will and the fireplace is an obvious hazard, whether it is lit or not.

Make sure all the doors in your house are safe. If they have metal doorstops, replace them with doorstops that are made entirely of rubber. Doorstops are inviting to young children who play on the floor.

As difficult as it sounds, all furniture should be placed away from the windows. Windows pose a danger to your toddler and they will climb the furniture before you know it.

Is any of your furniture easy to tip over? Floor lamps and other items, which can be turned over easily, are dangerous. Either get rid of them or secure them to a wall somehow.

Also, if your furniture in any room of the house has sharp corners, something needs to be done about it. Either purchase furniture without sharp corners or buy cushions that can be placed over the corners. You can also make your own. Just be sure it?s well padded so the corner cannot cause serious injury.

If you have a home office, I could write a whole article about the dangers for your toddler there. Use the overhead door locks to keep your toddler out of your office if possible. That?s the best advice and might save you having to do a lot of work over again after your toddler gets through with it.

Do you take your toddler into your bedroom?

Make sure all lower drawers and cabinets have childproof locks on them, closet doors have overhead locks, and any chests or other items are also locked.

Jewelry is especially dangerous for your toddler to get their hands on. Cosmetics can be poisonous. Sharp objects like manicure sets or sewing kits can also be dangerous. Again, make sure all cords are tied up where they are out of your toddler?s reach.

Do you have older children? Let?s see what hazards wait in their bedrooms.

You are probably careful about the types of toys you buy for your toddler, but are you careful to make sure they don?t get their little hands on the toys you buy for your older children? You will need your older children to assist you in keeping their toys out of your toddler?s reach. This is a very difficult task, but you have to remember toys made for older children can harm younger ones.

Are there stairs in your home?

You will need to purchase gates for the top and bottom of the staircase if you have a toddler in your home. This is a must. They should have vertical slats no more than two and three-eighths inches apart and should be sturdy and secure. Finding a way to bolt them to the walls is best.

If your banisters have more than four inches of space between supports, then you will have to solve that issue as well. You can use particle board, plywood, plastic or other sheeted product to cover those areas and keep your toddler from slipping between supports and onto the stairs alone.

This article in no way covers all the things you will need to do to make your home a safe place for your toddler to explore, but it is our hope we have gotten you in the right frame of mind to find the rest on your own.

So you're looking for a new house or a lot for sale on which you can build your dream house. You know you need to enlist the aid of a real estate agent. Here are some tips that will help you find the right one.

The first thing to remember and, ironically, the most important thing for a lot of people, is that your real estate agent will not be working for you. That's a common misconception. No matter who the real estate agent is and how close your personal ties may be, the agent's primary objective is to sell a piece of property to you. In fact, his income depends on that sale. The larger you pay for the property you want, the bigger his commission. Bear that in mind: it is in the real estate agent's interest to make you spend more.

Sometimes we become really comfortable and open with sales people that we share confidential matters that can have huge bearing on a potential sale. For instance, you may tell them that you are desperate for a piece of property because you have to move out of your old house within a week. This lets your sales agent know that they can sell the property to you at a high price. As a general rule, don't let anyone know how much you are willing to pay for a new house or lot.

Oftentimes, the first question that a real estate agent throws at you is precisely that: how much are you willing to pay? It's an old ploy so don't fall for it. In response, simply state the price that you want to pay and, if they ask again, tell them that's the ceiling. Add that if the seller does not agree to that price, then there is nothing to talk about and move on. Chances are great that a serious seller (or buyer, for that matter) will immediately turn down a prospect upon hearing the first bid. What is MLS Listing and How to Get its Membership

MLS listing is a database that allows a real estate broker representing a seller to widely share the information about the property for sale with real estate brokers representing buyers. It enables a real estate broker to list all the property he wants to sell to the potential buyers. The real estate broker can also retrieve all the information about the properties for sale in a particular area, whether listed by his own brokerage or others.

The MLS acts as an exchange for the real estate agents. But the realtors need to take membership to the MLS in order to put information or to collect information about the other real estate agents. Membership to MLS exchange is only for those people who are part of a trade union. A properly licensed broker, who chooses to neither join the trade association nor operate a business within the association?s rules, cannot join the MLS. The Responsibility Of Being A Sports Coach

Whether we are talking about professional, sanctioned sports or organized youth sports makes no difference; coaching in sports is an awesome responsibility.

Some may ask, ?What exactly is a coach?? Well, the World Wide Web offers the following definition; ?In sports, a coach is an individual involved in the direction and instruction of the on-field operations of an athletic team or of individual athletes.

Coaching entails the application of sport tactics and strategies during the game or contest itself, and usually entails substitution of players and other such actions as needed. Most coaches are former participants in the sports in which they are involved, and those who are not have had extensive training in the sport in question.?

Coaches not only have the responsibility of teaching the fundamentals of their chosen sport, but they are entrusted to guide the athletes as individuals, as well as offer an example of behavior for the team to follow. Home Prices May Decline over the Next Year

As America's economy begins to cool, a number of economists have begun to predict only modest gains in the prices of single-family homes during the next year. The consensus is that home prices will rise between 3 and 4%, which is a respectable increase, but well below the 10% nationwide average over the past five years.

Ironically, the biggest slowdowns are likely to take place in the areas of the country that have seen the hottest real estate markets over that five-year period, including New York, Los Angeles, and Las Vegas. However, the real estate price slowdown is expected to reach many other parts of the country over the course of the next year, as well.

In an interesting twist, a number of real estate markets that have been slow over the past five years will begin to see upturns as the affordability of their home prices begins to catch the eye of buyers unwilling to pay the rapidly rising prices they see in other areas. In fact, a number of the areas that are predicted to see the most rapid price rises may surprise you. For instance, five of the top ten cities are located in Washington State, led by Wenatchee, which is expected to see a 16% gain over the next year. The nation's fast-rising real estate prices are expected to occur in Panama City, Florida, at 21%. Surprisingly, El Centro is the only California city listed among the top ten markets, which should raise a number of eyebrows.

Those double-digit increases are again respectable, but nowhere near the 20% average increase for America's top ten fastest rising home prices over the past five years.

The other four Washington cities and their rates of increase are: Mount Vernon (14%), Yakima (13%), Olympia (13%), and Spokane (12%). Two other Florida cities made the top ten list: Lakeland (14%) and Ocala (13%). Rounding out the top ten was Flagstaff, Arizona (12%).

Some areas of the country that have been quite hot over the past several years may actually begin to experience price declines, such as Santa Barbara, California, which may see a 3% decrease in its average home price. Las Vegas may also experience a similar price decline over the next year.

The slowest gaining areas of the country over the past five years have been in the Midwest and South, and especially in Ohio and Indiana, which contributed five of the slowest American real estate markets during the period from 2001-2005. For instance, Lafayette, Indiana, averaged just 2.3% annually over that time, which represented an increase of only 10% of the gains experienced by the nation's hottest real estate markets. The largest city among the bottom ten markets was Memphis, Tennessee, according to the Census Bureau, with a population of about 700,000.

Whatever the statistics above stated, it should be pointed out that many successful investors make a lot of money in the those cities labeled "the bottom ten." No matter what happens in the home market, smart investors know how to make money in real estate.

All in all, real estate prices should rise somewhat, unless you happen to live in one of those areas that has been red hot since 2001, but don't expect to see the spectacular increases you've seen over the past five years.

Some Realtors forgo the use of a qualified web designer because they don't recognize the importance of using their web site as a marketing tool. Still, it's very possible to self design and build a website that ranks in the Top 3% of all websites on the Internet, even if you've never built a website before.

Given the competitiveness of the real estate sales industry, your real estate web site needs to be eye-catching, inviting, highly interactive and functional. When done right it will attract and keep customers at your web site.

Traditionally, real estate agents have farmed with letters, flyers and the like. Today's smart agents are farming with real estate lead generating websites.

Websites NEED pages; the more, the better. A website filled with keyword-filled, template style pages will not impress the search engines or your visitors. However, websites with pages of real content and relevant links to other sites will become a feeding ground for the search engines.

Slowly but steadily adding pages of real content will help your site attract the search engine spiders on a regular basis. This is the 'tortoise wins the race' philosophy to making friends with the search engines!

Downturn in Home Ownership Can Be a Windfall to Savvy Investors

With the housing market beginning to cool and interest rates on the rise, this may be an excellent time for investors to buy rental properties. The combination of those two market factors, along with an increase in the number of folks looking for new housing, could spell big profits for savvy real estate investors.

In the second quarter of 2006, home ownership actually rose somewhat, to 68.7 percent (although it was up less than a half percentage point), but that figure is down more than a percentage point from the high point, which occurred in the second quarter of 2004 (69.2 percent). Although that rise may be good for real estate sellers, recent interest rates, coupled with a large increase in property values during the housing boom many areas of the country experienced over the last several years, have made it much more difficult for buyers to get into homes of their own.

What does that mean to investors? It means that even at during the peak of home ownership in 2004, more than 3 out of every 10 Americans still rented the houses in which they lived, and it appears as if that figure may increase. In the last week of July 2006, the Mortgage Bankers Association reported that applications for home loans had reached a four-year low. As an investor, those figures should spark your interest, because they indicate that more people are being forced to rent, whether they want to or not, until market factors adjust to make home ownership more feasible.

That fact was borne out in a recent survey by the National Multi Housing Council, which discovered that some 75 percent of apartment executives reported lower vacancy rates, higher rents, or both. In fact, the survey found that the Market Tightness Index, which is used to measure rental market conditions, increased to 85 in the second quarter of 2006, which was the highest number on record. Any number above 50 on that scale indicates improving market conditions for landlords, and it's been above 50 for 12 consecutive quarters. (The last time it was below 50 was July 2003.)

All of these factors offer a clear indication that owning rental properties makes more sense than it has in a long time, and that trend appears set to continue for some time to come. That conclusion was verified when a study by Harvard University identified a number of demographic forces that are combining to strengthen the rental housing market, especially echo boomers and second-generation Americans. The fact that investors are having to pay higher interest rates to buy rental properties has also translated into increased rents over the past few years.

With home buyers having more difficulty financing their dream homes, it appears as if the rental market will continue to strengthen for some time, at least until a market correction brings down home prices, which have been spiraling significantly over the past few years. As more and more people begin to look at renting as an option while they wait for that correction, savvy investors may be able to experience increased profits by adding more rentals to their inventory.

Baby Car Seats Their Safety Is In Your Hands

Nowadays, if you're about to have a baby, then you're most likely familiar with baby car seats. When we were children ourselves, safety precautions were a lot less stringent in the car, and quite often there weren't any precautions at all. Present day parents, though, really have very little choice in the matter. Many states now have laws governing the transport of children in cars, with specific regulations about the type of seat required at various stages of your baby or infant's life. The simple practice of holding your baby in your arms in the car just isn't an option any more.



Whether you're very keen on adhering to the law or not, it's still very obvious from all the statistics on road accidents over the years, that car seats are very definitely a lifesaver for little ones. There's no reason at all to avoid using one - your baby's safety is at risk if you don't. Remember, too, that it?s not just babies - most laws cover children at least through the toddler years as well. Usually the type of car seat required is related to height and weight. Using a baby car seat is going to be a part of your child's life for quite a while.



Before I had children of my own, I'd never paid a great deal of attention to baby car seats. Once I realised I was going to have a baby, though, it became very important for me to find out what was available, and even more importantly, what style of seat was going to be the safest. There was no way I was going to risk my child's safety in a substandard car seat. However it was also important for my baby to be comfortable, and for the baby car seat to be easy to use.



Baby car seats can range in cost enormously, from fifty to several hundred dollars. It's important to understand that being more expensive doesn't always equal being safer. The only way to really determine the safety level of a baby car seat is to look at reviews done by various consumer groups. These groups test and rate a whole range of car seats, and so can give you some ideas of what car seat to buy. Many reviews also look at the durability and ease of use of a car seat, which is valuable too. Having said that, it's usually safe to stick with a well known, quality brand, like Century, Britax or Graco, to name a few.



Doing your research isn't hard - there's so much information on the internet nowadays. You can visit manufacturer websites to find out what they offer, as well as the consumer review websites. You can also visit the bigger baby chain stores to get a good look at a wide variety of baby car seats. This can be valuable for determining the ease of use of a car seat.



Once you know what you want to buy, it's then just a question of tracking down the best price. Again, visit baby stores, or check out the online websites. It's possible to look at auction sites like eBay, but personally I'm always a little concerned about buying a baby car seat when you don't know its history. Once a seat is more than a few years old, various elements can deteriorate. Straps can fray, plastic shells can become brittle. And if a car seat has already been through an accident, you should NEVER use it again - its safety is compromised. The worst part is that you won't know most of these issues exist until you're in an accident and the car seat doesn't perform properly. So if you can buy new, or at least use a relatively new car seat that you know for sure hasn't been in an accident, do it.



In the end, being a new parent can be stressful enough, without having to worry about your baby's safety as well. So take the time to look around, find what you want, make sure it's safe, durable and reliable, and then make the investment in your baby's future.

Empowerment For Women With Sexy Lingerie?

A couple of years ago I was an overweight and frumpy single parent with low self-esteem, and had no idea how to make the most of myself. Then I met a man online. We clicked, and spent the first weeks of our relationship corresponding by email. One day he told me his theory that in order to attract men, women should dress in sexy lingerie, wear high heels, have long hair and long painted nails. He also believed that doing these things would make a woman feel better about herself. This theory was based on both his personal preferences and conversations with female friends. I was somewhat confused by the premise as he was emotionally intelligent, yet this seemed to be at best an old-fashioned viewpoint, at worst chauvinistic. I wrote back completely dismissing the theory, declaring that I'd never wear a thong, long nails were totally impractical, I liked my hair short, and as for stilettos...get real!

However, as many of you know, when we enter a new relationship we often try out things to please our partner. So, when I received some presents including stiletto shoes, a push-up bra and a thong, I decided to give them a try. Surprisingly, I liked how they made me feel. The person in the mirror didn?t look silly or hideous. At that point something major occurred - my negative perceptions about myself began to change. I got more presents, enjoyed wearing them, then decided to take the plunge and buy myself something sexy. Up until then any self-bought underwear had been strictly functional and in either black or white. I bought a red satin basque. I still remember the first time I tried it on, how silky it felt against my skin, how well the shape suited my curves and how sexy and womanly it made me feel. I'd always thought that being womanly was somehow a bad thing, that it went against the feminist ideals of women being equal to men. That somehow it diminished us. However, I began to realise that in feeling more womanly, by altering my perceptions, I was gaining self-esteem and my inner confidence was growing. After a few months I had gained enough self-confidence to leave my old, hated job, and do something better.

Nowadays I have long hair and a lovely collection of sexy underwear, most of which I've bought for myself. I think I look better and happier. But the main difference is inside. I no longer feel inferior and invisible. I hold myself better. I can look people in the eyes when talking to them and express myself more clearly. Of course, all this isn't just down to the fact I wear nicer lingerie. Having someone in my life who is supportive and appreciative, yet challenges me to think through and express my inner thoughts, helps a lot. There are many days when I slob around in big knickers, jogpants and an old sweatshirt. My weight issues have still to be resolved.

I know that sexuality can and often is used in a negative way. But, ultimately, I've realised that in being womanly, I'm just being true to my sex. I feel empowered by the fact I'm a woman. I'm equal to anybody.

So ladies, when your guy gives you that little black item for Valentine's Day, don't dismiss the idea of wearing it. Give it a try. And revel in your womanliness. It's a powerful thing.

Mortgage Applications Down

Mortgage applications fell for the first time in four weeks as demand hit the lowest level in almost three years.

According to the Mortgage Bankers Association weekly report, the seasonally adjusted index of mortgage application activity for the week ended August 25 decreased 0.9%, landing nearly 23% below last year's level for the same week.

The decline remained consistent with the slowdown being seen in the housing market.

We're still in the soft landing camp for the housing market, explained John Shin, senior economist for Lehman Brothers. We do see a sizable impact on the economy and expect that the slowing housing market is going to trim roughly one percentage point off of growth over the rest of this year and the next year as well.

For the sixth straight week, home refinancing demand increased as a result of decreasing mortgage rates.

Last week, the 30-year fixed-rate mortgage rate averaged 6.39%, well below June's four-year high of 6.86%. However, they were well above last year's level of 5.73%.

Seasonally adjusted index of refinancing applications increased slightly for the week, up to 1,609.2 from 1,608.5.

The refinancing share of total applications increased to 41.5%, up from 40.6% the week prior. This marks the highest level since February.

Fifteen-year fixed-rate mortgages averaged a rate of 6.06%, up from 6.04% the week prior. The one-year adjustable-rate mortgage also saw an increase, up to 5.97% from 5.91%.

ARMs made up 26.8% of total loan applications, an increase from 26.4% the week prior.

The MBA's survey covers 50% of all US retail residential mortgage loans. Respondents include mortgage bankers, commercial banks and thrifts.

Northern Ireland House Prices Rise By 600 GBP Per Week!

The latest quarterly price index compiled by the University of Ulster shows that the average price of a home was ?153,868, an increase of ?31,000 since last year. Detached houses are experiencing the greatest price rise, showing an average of ?237,749 - an increase of almost 30%.

Belfast has also seen the average house price rising by 23.6%, however Lisburn saw the greatest price hike with the average increasing by 44% The report, which was produce in association with the Housing Executive and the Bank of Ireland, covered 2200 transactions reported by 108 estate agents` firms. Terraced and town houses saw an increase of 29% with semi-detached houses rising by 23% and bungalows rising more steadily by 19.7%. Detached bungalows also failed to match the growth of the rest of the market with a rate of 11.9% reaching an average of ?184,045. Apartment prices continued to show a variable performance over time, rising by 19.2%. In Belfast, the overall average price of a home was ?145,051, whereas South Belfast remained the strongest performing area in the city.

All property types in Lisburn experienced rampant rates of increase. Prices in Craigavon and Armagh also saw a 39% annual rise while Londonderry and Strabane experiencing significant growth at more than 30%. The number of properties with a value of less than ?100,000 also appear to disappearing, with only a fifth of the sales (20%) in the ?50,000 to ?100,000 bracket. Louise Brown, one of the authors of the study, along with Professors Alistair Adair and Stanley McGreal, said it was difficult to see how the growth rate of 25% across Northern Ireland could continue. She said: Having said that, the 25% growth in this survey is not a one-off - it's very comparable with the rates of increase during the second half of 2005. For a greater part of the 1980's adventure games have been popular as compared to other types of games. An adventure game is a type of video game that involves puzzle-solving as well as exploration with and some of interaction with the game characters. Infant Car Seat Safety


A few facts about car accidents:


-Did you know that car accidents kill and injure more children
than all major childhood illnesses combined?


-Most accidents occur within a 25 mile radius of your home.


-a crash at 30 miles an hour can create as much force as falling
from a third story window.


Now if that doesn't get your attention I don't know what will.
So here are some safety tips to remember on that first ride home
from the hospital as well as through out toddler hood:


- Always follow manufactures directions for both the
installation and the securing of the child. Always cheek before
each ride if the seat is properly secured and always retighten
the seat belt that holds your baby in the actual car seat. Use
locking clips that are available in most of the newer models of
cars, if you don't have these you need to make sure the shoulder
or lap belt stays tight.


-Getting your baby used to riding in a car seat will make later
use of the seat easier and more accepting almost like a routine
when they get in the car. It is what's expected.


-Infants should ride in the middle of the back seat. This is the
safest part in any car.


- Don't place child seat at either side of the car. This is the
most vulnerable place for side impact car crashes. If you have
to place child here it is best to have them rear facing.


-Never put a child under 10 in the front seat with an air bag.
An air bag can crush or suffocate a young child.


-Infants should ride in a rear facing car seat until they weigh
20 pounds, and can sit up well. Over 20 pounds or a year and
close to 20 pounds the child can face forward.


-Over 30 pounds, they can ride in a booster seat or a toddler
seat designed to hold a larger child.


- For older babies use toys that are made for the car seat, that
are attached so baby can not throw, or drop toys. This
distracts the driver as well as upsets baby.


-Make sure that heavy or large objects such as briefcases,
suitcases, laptops, boxes are tied down or on the floor so in
case of an accident or sudden stop these objects don't hit baby.


-For young babies do pad the sides of the car seat and the areas
around the head with a blanket to provide support.


-If baby is small then place a blanket between the baby and the
crotch strap, making the fit of the car seat safer and more
secure for baby.

What Is Mold? An Introduction

As a Real Estate professional, I have understood the importance of answering my customers? questions about different related subjects. One of them is mold.

Molds are microscopic organisms that produce enzymes to digest organic matter. They are nature?s way of getting rid of plant and organic debris. They reproduce through spores. They are basically fungi, as are mushrooms, mildews and yeast. They are the essential part of the process of cheese making. Penicillin is originated in mold. So there is nothing wrong with them except in very specific situations: for example, when they get their way into our homes.

They usually begin growing when they find moisture on carpets, wood, paints, and insulation. Excess moisture will build up from a flooding episode, high humidity, a leaky bathroom or a damaged roof. As soon as mold spores settle in a house, they feed on the moisture that they digest to grow.

Once mold spores settle in your home, they need moisture to begin growing and digesting whatever they are growing on.

How do they affect you? Mold spores, released into the air, will be absorbed through respiration or by skin contact to the affected area. They can also get in your body when you eat moldy food or by mouth contact after manipulating moldy materials. For a healthy person, being exposed to common mold is not a great risk. People suffering from asthma, allergies, and lung diseases will aggravate their condition due to infections caused by molds. A common disease is caused by the mycotoxins, produced by molds. The effects can be respiratory, migraines, nausea, fatigues, cough and eye irritation.

Detecting mold:

Odors can be a first sign. A musty smell, added to white grows or clusters of black specks in damp locations are definitely something to worry about. But there are many cases of hidden mold that cannot be detected so easily. Try areas with water damage, or furnishing that have suffered from flooding or leaks. Places where warm and moist air has condensed on a wall, behind a headboard, furniture and closets. Kitchen, bathrooms, laundry rooms with high usage of water are the most suspect.

Fixing moisture and leakage problems in your house are the first step. Ventilation and good air circulation will help. Periodically aerating your house with fresh outside air. Use of air conditioning and dehumidifiers will definitely help. Furniture against outside walls should be placed a few inches away from the wall Verify that your bathrooms, kitchens and laundry rooms are ventilated with exhaust fans. Install fans if missing or damaged. Thoroughly clean or replace dirty or damaged carpets, curtains and upholstery immediately after a flooding incident.

If you attempt to clean mold, only do it if you are free of allergies or asthma. Even in this case, only do it in small areas and be careful not to stir and spread mold spores, which would only worsen the problem. If the area is large, hidden under carpet or floors, between walls, you should definitely call a professional. If you do small cleanups, protect yourself with goggles, gloves, breathing mask. Ventilate the area by opening windows before starting. Seal off the area from the rest of the house to avoid spreading the mold spores. Cover ventilation grills. Remove your furniture to a clean area and inspect it for a later cleanup. Bag and discard carefully all residues and moldy debris.

After cleaning, scrub all surfaces with mild detergent and warm water. If possible use a bleach solution. Finally apply a borate-base detergent. Do not rinse. The surface will be protected from new mold. Borate-base detergent can be found in many stores. To finish, clean thoroughly the whole area, vacuum the floor, wash bed sheets and clothing that have been exposed.

Heavily affected furnishings should be discarded and replaced. If you decide to keep the least damaged, let them ventilate outside and check for remaining odors.

Watch during a few weeks for recurring odors or moisture.

1031 Exchange ? The Most Common Mistakes!

A property transaction related to a 1031 exchange into a Tenant in Common property could have a great impact on the financial stability of a person. Any mistake or a wrong decision in regards to a 1031 exchange can put you in deep trouble, besides unexpected financial liabilities.

It is often seen that most people interested for a 1031 exchange into a Tenant in Common property commit certain basic mistakes that jeopardize the whole transaction or results in a complicated legal situation leading to the client paying a huge tax or penalty amount.

Before I tell you about these common mistakes, let me first explain in brief what is 1031 exchange and how it helps.

Section 1031 of the IRC gives a chance to real estate buyers to defer the capital gain taxes that they incur by selling a property. It states, a real property owner can sell his property and then reinvest the proceeds to purchase of like-kind property and defer the capital gain taxes. Like-kind exchange is considered as one of the best-kept secrets of the Internal Revenue Code and very few CPAs, lawyers and financial advisors have proper knowledge about this.

By doing a 1031 exchange into a Tenants in Common (TIC) property, you can become a part owner of a large commercial property managed by professionals, who pay you a monthly income for the property. This is favorable for most people because it has got fewer strings attached compared to private annuity trusts, charitable trusts etc.

There are 3 Major mistakes that are generally committed by people going for a 1031 exchange into a Tenant in Common property.

a) Ensure that your investment company has their act together. Ask them for their history in TIC offerings, check referrals for satisfied clients. A good and experienced investment company should be able to provide you with multiple references of satisfied clients. Also check the properties available with them, a good investment property would only pick the best properties ? good real estate properties are hard to find and sells fast. While mediocre or small investment companies will deal with B grade or less desirable properties, the good investment firms will have only the best properties on offer.

If you are planning to do it privately, be cautious about getting into a Limited Partnership where only one or two members make all the decisions. Another alternative to could be to get a group of friends together and do it all by yourself, however, that is feasible only if you have extensive experience with commercial property and property management.

b) Choose a well-experienced qualified intermediary. A qualified intermediary is extremely instrumental in the successful completion of a 1031 exchange for Tenants in common property. They need to be well conversant with 1031 exchange rules. They ensure that all documentation and money transfer meets the guidelines set for the by section 1031 of the IRS.

Your Accommodators will set up your LLC. It is suggested that you should not work with an accommodator with whom you have an existing relationship. Your family attorney or estate planning attorney may not qualify as your accommodator. A small mistake here can lead to a hefty bill for taxes or penalties by the IRS, or even worse, the whole transaction might fail due to the incompetence of your accommodator or qualified intermediary.

c) Don?t try to cut corners on your property management company. This is extremely important for profitable performance of your investment. You will have to depend on your property management company for the day-to-day problems that will arise; they will be responsible for paying your property taxes in time and maintaining your building. Your property management company should be able to offer you a long term Triple Net Lease that has detailing of your annual income percentage along with scheduled increase. Only reputable management companies would be in a position to offer this. It is worth spending on a good property management company as you get a much higher return on your investment with them compared to any startup. Let your management company have a small profit because their performance is directly related to your investment stability and is going to get you multiples of that amount.
